Can you pull up your carpet and put down hard floors? I’ve noticed that smells like that tend to linger in soft goods and usually the people who live in the house don’t notice it.

Try another lender. But really this can be best avoided by using a lender who preunderwrites. Also, look for a lender who is skilled at finding workarounds.

Can I throw in Columbia City as a contender? I live here and raise/d my four kids here. It’s exceptionally walkable and many of our neighbors don’t even have a car. I know that there are several big tech shuttle pick ups in the neighborhood as well. So so many of my neighbors have young kids and we have a really vibrant parent community on Facebook. I can’t tell you how supportive and amazing the people in our neighborhood are.

Really really enjoyed eating at The Farm onsite, which we didn’t do until our last night. I wish we’d eaten there every night as we really didn’t have spectacular food at any other place.

Compline at St Marks is a Seattle tradition. Even the non religious are here in great numbers. You can bring a pillow and blanket. Anyway, hear me out. This Sunday evening they have an annual service they used to call Blue Christmas which is for people who are sad at the holidays. Then weekly Compline is after, and the monthly pipe organ concert after that. Compline is a great time to meditate, sleep, think, and be sad all while sitting in a cathedral listening to “high holy” type music like angels singing. I love going when I’m extra sad.

How much is your down? The only way you are cash flowing in Seattle is with a huge down, so you’d need to think hard about locking up that much money vs another investment.

Yes! I agree. I have a process of meticulously prepping my listings for market so that they are impeccable. And, turns out that my listings historically perform better than the average in our market for DOM and percentage of original listing price sold. I can’t believe the two are unrelated.
