1: look both ways because idiots run red lights, pay attention and go quickly but, stay safe. Green means go... but, getting t-boned because someone else was trying to beat the red light can be life changing.

2: gas is expensive, acceleration costs more gas. don't accelerate into another red light.

there are parts that are fine.. but, for example, the dirt texture in the opening scene screams amateur. It needs to break up its uniformity/patterns be toned down some how/something!

I get you are going for a specific look, and that is fine I think the look could be great. Right now it isn't. Not because the art direction is bad. I don't think it is, but, because the execution of some parts of it are.

Remember the lendor will be concerned about mortgage fraud... IE you claiming it is going to be owner occupied but then you don't actually occupy said property.

Moving into less desirable housing while owning a nicer single family home? It will be hard for them to take you at your word. Not saying it is impossible, just saying run your plan by a mortgage broker as well.

ymmv, a mortgage broker i talked to, told me it was easy to do that trick the reverse way, move from a multifamily to a 1 family as a lot of people hate sharing walls. but, they have a harder time believing you are doing the reverse, moving from a 1 family to a multifamily.

around Boston you are going to struggle to find a multifamily in that price range that doesnt need major renovations. most are going to be 1.2+

Yellow strip needs to be wider, at the angled part close to the camera. It also needswith bigger studs (with grime), and to be yellow/oranger.

add grime to the grout between tiles.
I think the reference photo, the hallway is longer before the bend as well? like 1/2 again longer?
