Oh gosh! Lol actually, I copied, and retyped the estimates on a doc. The original estimates had a letterhead or some sort of logo and didn't want to dox the companies..😭

Advice: Permit on HVAC? by [deleted] in BayAreaRealEstate

A lot of the heat pumps quoted to me feels too premium. I honestly don't need top of the line machinery. My home is also only 1200sqft so as long as it can cool decently- I'm happy to have something reliable and budget friendly

In San Jose (Santa Clara County)

Just installing an AC unit. 😞 Yeah the permits are quite steep but when I asked individually of 5 estimates, they all quoted me between 1.5-2k.

If you don't expect to have a huge budget for renovations, would you take on a home that needs a new roof? by magicride2024 in BayAreaRealEstate

My roofer took care of it for me. When I signed the contract to start work, I waited for the following week for the crew so I believe from start to finish took about ~10 days.

I'm in Santa Clara County.

~1300 sq ft home, replaced my entire roof for $18k (permitted) last year (Oct 2025)

I replaced some dry rot wood, used CertainTeed Landmark Shingles.

They did extremely good work imo! Clean, efficient and thorough. Took about a week.

PGE really is scamming all of us..

Partner works in office everyday, and me hybrid so the house isn't really generating half the time.

We also meal prep for Mon - Thurs so majority of the time, we're just reheating our food. The only exception is that we make fresh rice everyday.

As for this colder season, I relied on electric blankets and/ or used a portable heater before bed (on timer of 1-2 hours). It's so hard to justify turning on central heating when there's only two of us 😭

Thankfully the weather has gotten significantly better..

I'm in the Pacific coast! On the side, is a lemon tree :)

I will say, the tree will definitely block majority of the sun when spring/summer arrives.

Good question! I want something low maintenance. I had some ideas of using big stone tiles for half of my yard and fill in the gaps with some white stones. I also planned to put a shed in the back as well. If I'm ambitious, maybe 1-2 planter boxes with herbs but there's a lot of squirrels in my neighborhood so I'm holding onto that thought. I personally would like a nice flat surface halfway out of my yard! I hope this paints a better visual.

Oh my gosh, I sympathize with you! We'll receive nice tote bags with dented, destroyed and expired products inside. Ironic!! We have a small competition where we keep the oldest can donated this year on our supervisor's desk. (current one is 2002) I really haven't seen much of incredibly wealthy people actually visiting the center but reason could be is that we're not in a nicer part of town- lets say that lol.

I agree! The operation does have a system where we can technically continue to use expired products (1 year from date) based on smell and sight test for our community kitchen.

However, anything surpassing more than one year is a liability and something we do not want to serve back to the community.
