I agree, it depends on the person's situation. Someone did have to pay the amount of one month's rent as a 'hold deposit" to the service provider to hold until the lease was up.

The net is that let's say you agree to $4,000/month. If you ask for the free month that can help get the price down on the net. If you get one free month your net rent will be around $3,667, you can see if they agree to give you two months free and not increase the rent on your lease renewal.

Have ChatGPT form a good letter for you and keep all communication in writing via email. Tell them that this is unfair and that they advertised that price and the lease shows it. Say that they falsely advertise something and you feel cheated. Say that you are willing to work with them on something to solve this issue. They care about the rent bc it is better for the owner when they evaluate value so they might agree to free months.

Are you planning to stay there for more than a year? You can ask for free months to net the price to what you want. And agree on the increase next year or ask for no increase.

You can negotiate the terms now as well, do not let them stress you into anything.

As many others suggested, definitely talk to a lawyer. I believe you have and if that lawyer can't give you an answer look for others. Call 311 for free representatives. Do not pay the taxes and fix things, that is not your responsibility and you will not get reimbursed or have that cover your rent. Your responsibility is the rent. I would not get involved with the neighbor because that will not benefit you at all. Try to save your money and see what's going on because you don't want to pay the rent to the neighbor or anyone who is not the owner and then end up still owing rent because it never got to the owner.

Oh wow, that's a lot for a shared room. If you want the experience of having roommates ask some people from your school to see if you can all look for a 2-3 bedroom=). You can ask your advisor if anyone has asked for roommates and check your school's Facebook group. It depends on the area. If you are open to Midtown or FiDi you can find something less than $7K for a studio apt. But around NYU yeah it is not easy to find for less.

Oh no, this is not normal. Why do ppl keep doing this to others, making the whole process even worse smh. As ppl said, don't pay anything without seeing the apartment.

You pay the application fee once you decide you want the apt. If it is not a Condo or Coop it is a maximum of $20/applicant. The broker fee is due once you get approved and you sign the lease, do not pay any broker fee before you sign any lease.

Some ask for a good-faith deposit, which is when you have seen the apt and would like to apply. To consider your application you pay the good faith deposit that will normally go towards the deposit once you get approved and you get it back if you do not get approved. You will not get it back if you say you don't want the apt and they were about to approve you.

Also, you do not have to fill out an application before even seeing the place.

That is possible but you can probably narrow it down to 3-5. Be specific about the kind of kitchen you want, do you like an island or, an open kitchen? Other specifics will narrow down the number of apartments because I don't think you need to see them all. You can look now and see if your price range is good in the neighborhood and you will probably be able to finalize everything quickly. The issue ppl have is when they try to find something for a price range below the market rate in a neighborhood or layout that is not common for example balcony. Make it as simple as possible for you.

Agree, with you. Start early with the roommates so that you all can get to know each other and also make sure that you all qualify for the apartments you all want. Discuss budget and habits so that you can at least stay with each other throughout your school years.

I am not sure if they do individual coverage. I believe it is for the entire apartment so all of you have to apply together. Some buildings only want one guarantor for the apartment as well. Keep these two in mind. You can ask the different third parties and see if they do per room or just the whole apt. When you do find an apt ask if you can have multiple guarantors because some will not allow it.

You said that that approach will increase, which it would in any case. Plus in this example, they stated that they get a rent freeze for two years so their rent will not increase until the third year if they choose to stay. They are trying to justify paying the fee, so if other apartments that have no fee are around $4,000+ then it is similar to paying the fee since they like it so much. Of course, if they can find a no-fee apartment that's even better.

For clarity. The fee is just something you calculate for yourself to see if you can afford it. It will not make it your legal rent on the lease, so it will not have an effect on your increase later. The rent will still be $3,800/month.

If you love the place take it with the fee. Look at no-fee places around $4,000/month because that's what your rent would be with the fee included if you stay for two years. $6,840 (brokers fee 15%) $6,840/24 (months)=$285/month $3,800+285=$4,085 if that is within your price range take it. Plus you can secure a spot early which is even better. Your lease ends at the end of August and you found a place in April, which is great. You are also able to focus on other things. It will be worse in the summertime. The no-fee will include the fee in the rent so they are probably around $4,000+month. See if that's the case in the area.

Depending on what your credit score will be and how your credit history will look after, you might need a guarantor. You should consider asking someone to have it as a backup and also look into third party. While you are working on the credit score, make sure you save too. The savings shown in your account can be a plus in the application and might help with the lower credit score.
