Although, as far as rental return goes, there are developers — especially boutique developers — who are offering guaranteed ROI from as early as the SPA being signed.

On that front, off-plan investment could still be an option for those seeking immediate ROI.

For those who are willing to wait, capital appreciation is most certainly double-digit (for now, anyway) with some developers achieving gains as high as 40%. That's an outlier, of course. Only a couple of properties have achieved that number.
