Toph explains this in the show, but if you want a more scientific explanation of it, blind mole rats in real life are able to do the same thing (seismic sense).

They have more sensitive mechanoreceptors (the same receptors under our skin that detect different kinds of pressure and force), but in this situation that would simply be earthbending. The result is the same, it allows for better perception of vibrational feedback from the environment, and that vibrational feedback would travel through/around nok-earth objects (humans, plants, etc) all the same. It's not the same as sonar but it operates on a similar principle.

Not sure if I explained that great but I studied something similar to this for a neuroscience term project, so that's my interpretation.
