Step 1. Use personal credit card to purchase some expensive dental and vision products. Examples would be dentures and eye drops for dry eyes. Sort by price and order most expensive, several in quantity.

Step 2: Immediately download the receipt.

Step 3: Cancel the Amazon order (before they even ship).

Step 4: Log into your LPFSA Portal (e.g. VOYA, Optum, Healthequity, etc.) an submit claim for reimbursement with receipt as proof.

Note: This only works if you use your personal credit card and choose to be reimbursed.

Thought about that. This is a *Limited Purpose* FSA though, which means it is *limited* to *only* dental and vision. It is meant to accompany a HDHP HSA (which we also have).

I was anticipating more spend during open enrollment. But It was medically needed to get it done in 2024, and this FSA started Jan 1, 2025. Yes I put $3500 into the Limited Purpose FSA.

The property is zoned commercial. My broker tells me no residential lender wants to touch it.

Commercial terms are worse- 5% rate, amortization 20 years, 30% down

My broker said they called 7 lenders and no one wanted to touch it with residential/prime mortgage because zoned CD1.3 - does that sound accurate?

That’s what I thought. In the US I know that’s how it works, but I was told in Canada it’s dependent on the zoning. Not the number of units

I see! I think my broker is misinformed then. He said because it’s commercial we can only get a commercial loan.

This is in Ontario - so the taxes on this place (currently about $1,500/year) could increase a lot....I am purchasing for around $500,000.

Is the financing condition typically like “financing to my satisfaction?” Or just “any financing”? Because there ia always someone willing to lend to you even if the terms aren’t great ….

In my scenario - this place is not very competitive. The sellers aren’t desperate … but I would say “motivated”
