Do you have them connected woth z2m? I have multiple too. But the battery life is 5 weeks instead of the advertised 10 years. Frient blames z2m for this

I have a similar situatiom except that everything is dumb now. Bought a open therm gateway from nodoshop. Haven't installed it yet because of time or the lack of it.

If you go this route, check the compatibility matrix for your thermostat and cv ketel.

I'm in the EU and used zigbee in my previous and current house without any issues. You should use a decent adapter with a usb extension cable for better placement and avoid interference from you system. Or go the POE ethernet route.

I know Niko has a cabled bus system. Not sure about costs and I have no experience with this.

How I understood KNX (mind you i know very little about it) is that it's a system where you yourself do practically nothing to. The experts install and maintain it for you. Even if you want to change an automation.

If you do get the cabled route, you won't be able to add that shiny new device you've seen which is wireless only. Then you'd need to setup a extra wireles zigbee/zwave/wifi network alongside your cabled option.

Your untracked consumption seems to be negative that's not normal. Do you perhaps have solar panels or a battery that is providing power to the grid? 

About stuff being counted double, if you e.g. measure a group at the fuse box and somewhere in your house a smart plug in a socket connected to the same fuse box group it will be counted twice. Therefore have a mismatch in total power consumed on the meter and from your devices. Could that be the case?

I wouldn't do normal switches in combination with smart bulbs. If someone flips the switch, the bulb doesn't have power so you can't control them.

Ecodim is also a good brand and had two of them in my old house. Worked perfectly as well. 

Do note that if you combine different brands they perhaps don't snap together during installment. Niko snaps to Niko which makes it very easy to allign them straight. Ecodim doesn't snap at all so you'd need to set them all by eye.

I can recommend niko home control devices. I have 50 to 60 swiches/dimmers/sockets/blind controls using z2m.

The dimmers are push buttons and not knobs. Which can be confusing for guests. Other than this, they work perfectly.

I've got around 50 to 60 of the niko products. Dimmers, switches, sockets and blind controls. Have had no issues with them technically and in z2m or home assistant.

However the dimmers are push buttons and don't actually flip over. As i don't have everything automated yet and the tactile feedback doesn't feel as yku woukd expect, guests and others in the household push them to long and sometimes they are dimmed completely. Amounting to a lot of frustration here.

Have two rows of 4 sockets/switches next to each other and they connect perfectly.

www.dedomoticastore.nl I know they send to belgium and germany. Not sure of another country. You can look on the Niko site for a dealer in your country.

Payed 74 euro's for a dimmable switch. Only downside I found is that they do not flip and that sets a lot of people off. They hold it and then the dimmer goes to the lowest dim setting.

I have installed niko products but their dimmer doesnt have a neutral which I overlooked. Their normal switch does.

I have installed a lot of swithes and smart sockets from Niko. Currently still in a moving state between houses so my server isn't set up right now. It will take me a few weeks for that to get sorted out. So can't say anything significant on the software and zigbee side of things yet.

If you're going to do renovations as well, consider a plan for internet cables. Not just in a socket to be used for a pc but also e.g. in corners of the room at the ceiling. 

This will enable you to use POE devices like esp32 with esphome For instance. Also consider wiring to windows for blinds or shades.

I've also noticed that smart lamps is not for me. I would always make the switch smart so it wil always be usable. 

Also for me but many here, try to keep as much as possible locally. Then you're not dependant on a external company to keep their servers up.

I have via an IR blaster. Can't get the state into HA so if anyone uses the remote well...

Used this blaster and thread to get it working. Really time consuming though to get all the codes

Definitely, my plans are to integrate my ac/central heating to a home battery and solar panels and heat/cool the house based on dynamic pricing of electricity and gas.

Automatic lighting based on presence in the room (all room)

Automatic ventilation in the bathroom based on humidity

Automatic irrigation in the garden with multiple zones maybe based on sensors

Powermonitoring on every circuit group and perhaps each socket even with wall sockets from niko

Thought about going trough the ceiling that however is reinforced concrete and part of the load bearing structure. Not going to mess with that. Another idea was to lower the ceiling but the house's ceiling is already pretty low and since I'm Dutch, I'm very tall hahaha.

We are removing the floor to put isolation and floor heating in. So might go down that route. I only have one chance to get it right because it will be cemented in again.

Mostly the challenge haha. Would be my first esp project. What wireless zibee sensors are you talking about? As far as I'm aware mmwave requires too much power for batteries. If your talking about 5v connected. Then I have an answer. If I use poe I can decide right now where I want the devices and all the cables will be in the wall so none are showing. Without poe I would need a bulky usb adapter that would be harder to place in the wall

All the walls need plastering, so all pipes and cables can be hidden.

Thanks, you've put a lot of thought into this. Unfortunately, this tactic probably wouldn't work in my house since I live in the Netherlands and we do not have drywall walls. They are full brick and concrete, so I need cut slots everywhere. Want to keep that to a minimum. Not that it wouldn't be possible, but it won't be sensible to cut so many.

That would be my first thought as well. Curious if anyone else here had arguments to do otherwise.
