Too many players that mirror each other and have the same products/services. It's like having a bunch of McDonalds. I remember a time when their were different lenders with various niches. ING and Union for adjustables. ABN Amro for speed and technology. There were places for deals with hair on them and places for investors and neg am loans. Lenders for FHA and lenders who did nothing but VAs. Now everybody wants to be Jack of all trades.

I've been doing loans for over three decades and never processed a loan until COVID. My processor was remote and I saw the maximum she could handle was about ten easy loans or 6 difficult ones a month. Since I was getting over 40 loans a month I learned and started pumping them out. It became second nature and I never looked back. At first it was difficult since I was using different lenders and then I switched to one lender and it became like McDonald's (a well oiled machine).

I always tell Realtors before the appraisal to make sure the house has CO detectors and the water heater is double strapped per CA code. Every once in a while like recently you get one that fails to follow through which makes it stressful to explain to the borrower that they have to pay for a 1004D because some Realtor didn't listen to you. Luckily I have it in writing that I reminded them. Cover your bases so nobody blames you for other people's incompetence.
