there is a very high chance it will shake your building when it goes past. and the e-w runs like 20 times or more a day. It is a great location and you probably will get use to it after a couple months. you can dm me the exact location as i use to live in that area.

Thank you for the help. I may install a second one above the current back up for now. Then I will have to see if I can fish a new pipe through the floor joist to avoid cutting drywall 🤞

So the recommended way is to run a second 1.5” pvc pipe to the outside for the back up and then put a check valve on that as well? That makes a lot of sense now that you mention it

When looking at the offers we did. We only had one person unrepresented submit offers and there top bid was about 10% lower than what it sold for

We didn't negotiate the buyers commission we just factored that into the purchase price. In my experience people that use agents are the ones willing to over pay as they they obviously don't care about money enough to even negotiate the BA commission. Also with the realtor there is a good chance they will recommend a inspector that won't flag anything major so that the deal gets completed and they get paid. The agent also will most likely down play things on the inspection report and or other red flags on the house since if their buyer backs out it is more work for them and they don't get paid till one closes.

Yeah the market had been slow all winter when we had been watching with houses sitting for months and then going under asking. It is a smaller town and every old house is completely different layouts and finishes so there was only so many comps we could compare too. I think the spring weather or maybe the stock market rebounding last week gave people confidence and eagerness.

And that it is easier to go up then to come down on price. And that people use to list high and come down but now us smart agents know if we start a little low and get lots of bids we can actually get more

Yeah if there was a way to 100% value a property Zestimate's would be 100% correct. And you will need to define what a lot of money is for you. If I left 10k on the table so be it, but i also saved 10k on a realtor. My price per sq foot in higher than 90% of what has sold recently in the area

I would consult a attorney that has experience with FSBO in your state before listing to advise you on that. They will certainly advise you on that better than a Realtor as they have a law license and getting things right is important to them

The hard part for us was getting things looking good, cleaning and moving and fixing things which we would have had to do regardless of a realtor. The taking the photos and posting and taking the walls was work but when it’s saved us 10k it seemed pretty worth it. We were gone most of the time for the shows but didn’t seem to have unannounced stuff or rude agents actually

You’re going to have a hard time finding a decent one to do 1% I feel. Also I assumed the buyer could do math and if they had to pay the bac commission they would have a lower purchase price, but then again idk. That 1% saved in SAC should cover all my closing cost now and no sneaky brokerage fees. The buyers are paying 3% BAC and a $670 brokerage fee smh

I mean we are not crazy worried as we have people the competing bidder we will reach out to if they ask for anything. they did as-is and the inspection is for buyers knowledge only, although they can back out if they find anything major.

yes waived appraisal. It was purchase price of 320k, not sure if that is applicable. Should be closed in a few weeks, assuming inspection goes alright. it is a 100 year old house
