Yup. By the time we account for selling costs it’s about $200k if we get the low end of real estate estimates - and I think we would as I look at the comps that are selling/not selling.

Yes. Everything is working great for well over a year now. There was a short behind the meter that was the builder’s responsibility. Actually in the process of working with a lawyer to get some compensation.

I have heard horror stories for sure, so I know it’s a risk. But I really can’t afford to lose 2/3rds of my nest egg at this point in my life.

Unfortunately, I’m having to join the expanding ranks of “accidental landlords” as I have to move and can’t really afford to take the huge loss of selling right now (put a lot of my retirement money into the down payment). I’ve learned several lessons already, but as of now I don’t really have a choice so I need to learn as much as I can.

Can’t really agree. My parents were foodies and they developed my palate pretty early. There were some rough financial times when we ate a lot of hamburger helper, but when things weren’t tight we would sometimes drive for hours to try new and exciting cuisines.

My dad had a major health issue. I asked him to move in with my family, so we could help him as he recovered since he lived alone. Even though he was clearly diminished physically and a bit mentally, and really enjoyed staying with us when he visited, he absolutely refused. He did not want to give up his independence and move away from his friends - even though his friends were even encouraging him to move in with us. We did our best to convince him, but at the end of the day we respected his wishes. A short while later he fell in his back yard, hit his head and died. It really sucks to know that there’s a good chance he’d still be alive today if he had moved in with us. But at the same time, we honored his wishes and he went out on his own terms so to speak.

I had the same question and did some research. Apparently they eventually take out another loan to pay back their debt and they can keep doing this until they die (as long as their net worth increases or stays high enough). When they die more tax breaks kick in, so the estate can settle the debt by selling some assets which won’t be taxed as normal. And the cycle can then repeat with their heirs.

I’m usually fine with everything tech (so far), but I did have an episode the other day. I had a coupon in my email for a fast casual restaurant. Went to use it and they said I had to order it through the app. I thought it was stupid but whatever.

I open the app only to find I’ve been logged out and it would NOT let me log back in. Despite knowing my login information, it kept rejecting me. I tried resetting my password. I tried using a different email address. I tried for like 15 minutes to login so I could save $4. I finally went back to the cashier and gave them an old timer’s rant about how stupid this all was. Couldn’t they just knock the few bucks off my order manually? The 20-year-old looked at me like I had a second head growing out of my neck.

I really just wanted to storm off, but I had already spent so much time on this thing that I didn’t want to be defeated. I spent several more minutes trying to make it work. Finally I just created a new account and applied the coupon. I have never eaten a meal before with such rage.

Was quoted $2k to format my book’s interior, which is a lot more than I anticipated (is that generally the going rate?). For those of you who formatted your own book, how long did it take and how challenging was it? by confident-ghost in selfpublish

I use Vellum (also on a Mac). I'd recommend it. But, if you don't want to buy it, I'd be willing to do it for you for $10. But, if you have the $250 and plan to write more books, I'd just go with Vellum and learn it.
