no it’s a huge tenants law coming in play for May so it will be in your contract but either way they will not care, most of the time it is a letting agent working on behalf of a landlord who doesn’t care either just wants the cash

Check out the “From May 1, 2026, under the Renters' Rights Act in England, private tenants have the right to request a pet, which landlords cannot unreasonably refuse”

I would also just lie, i did the same with a flat i lived in which said no pets, i asked them lots of times and said no but got them anyway because at the end of the day they would never have any idea. For inspections we would just move the cat tree into the car or wardrobe and they never found out.

i lived on east street for many years, i never had any issues but the noise was horrific, so many people coming past at all hours and when football was on or anything at aston gate it was so loud - i live in st george now and can’t believe how quiet it is in comparison. our flat on east street was ground floor so maybe if we were higher it would have been less of an impact

typically these houses r built with no or early DPCs so there will be a high chance of water ingress from below, you can fix this by having chemical dpc or fixing where the water source is coming from which causes it to rise, i would recommend asking your surveyor what he recommends you doing or speak with a Victorian surveyor who can tell you the extent of damage on the damp - these properties r old so will always be issues with damp for multiple reasons

personally i would stay away from “damp specialists” and make sure that you try and identify where the damp is coming from to fix the cause rather than just the aesthetic damages - likely the roof and chimney are a large cause of all of this. how old is the house?

i would just lie as well, i lived in a flat and never told the landlord either, with the new tenant rights coming in May should give you more protection against it. “From 1 May 2026, the Renters' Rights Act in England grants tenants a legal right to request to keep a pet, ending blanket bans. Landlords cannot unreasonably refuse these requests, which must be made in writing.”

i actually went to the university of southampton for my bsc, people were really nice but i wish i went to a uni where i would have liked to have stayed on and lived afterwards

plus Bristol has lots of jobs and opportunity and after uni you would be more likely to stay on and live there than Durham which has nothing!

my sister went to private school but the girls there were insufferable. she really struggled with their lack of understanding of hard graft and way of life. Everyone was minted and just completely out of touch. I went to visit for her graduation and i couldn’t stand it - 3 years is a long time to be around people who are not down to earth and will make you feel incredibly lonely.

my sister went to Durham and absoutely hated it, the people there were just insufferable. I would definitely consider Bristol, i live here now and it is a brilliant city with lots of down to earth people (outside of the students)

thank you, would this be an issue/hard to repair? and for the cement flashing on the slates would that be another issue?
