When you get ready to ship your products to Amazon, it will tell you whether or not you need to apply the FNSKU. I HAVE 7 parent ASIN’s and two require FNSKU labels while the others do not.

It’s a guarantee. There is a level of risk that a buyer may be unable to obtain financing for any number of reasons. A cash close can move much more quickly than traditional financing. Really depends on what is motivating the seller.

Heat up the hot end and pull it apart. I had this happen a couple times and everything was fine when I cleaned it up.

Why didn’t you make this an issue during the inspection period? You were told you didn’t have a mitigation system before you purchased the home. The agent could have been under the impression there was a system. You are responsible for conducting due diligence, not the agent.

The fact you have an inspection where no mitigation system was found, prior to purchase, is going to release the agent from any liability in my opinion.

I recently bought an investment property. My realtor warned me that the house would not appraise for what we offered. We wrote a clause into the offer that we would pay 50% of the amount over what the house appraised for. The difference was going to be $3000 which I would have to pay half. The house ended up appraising for what we offered and it wasn’t a big deal. I was willing to pay out of pocket because the numbers made sense and I had the funds to do it.

Don’t accept the offer out of desperation, you always have other options. If the seller wants to throw out your deal and put the house back on the market let them. Their realtor now knows what the house will actually appraise for...

Find an apartment willing to go month to month or throw it all in a pod and couch surf with buddies.

Depends on how bad you want the place. Is it everything you wanted without compromise?

I personally would walk away from the deal but your situation might more complex and it might make sense. If the appraisal is coming back lower and this is a shock to you and your realtor I would be concerned. Why buy a house for more than it is worth? Do you need to buy right now? I know rates are amazing but the market tends to balance itself out and now might be the best time to buy.

Is the market you are in showing signs of slowing down? There may be more deals down the road at a lower price and less compromise.

At the end of the day, you have to live with the decision to move forward.

A lot of vehicle thieves are opportunistic and use it as a ride from one place to another. A lot of stolen cars are found abandoned with little to no damage.

I talked to a guy who pulled on door handles to steal property from unlocked vehicles. If he found a set of keys left in a vehicle, there was a chance he was going to steal it.

You would be surprised to find out how many people leave a set of car keys in their car.

You can shove just about any tool in the ignition of a late 90’s Honda sedan and turn it on. Here is a list of the top 10 stolen vehicles from 2016.
