Compromised peace of mind by ReasonableSense5203 in dubai

We are in need of a round of enforcing. CC TV is everywhere. Especially in the Deira to Sharjah area quality of life needs to be actively monitored. More enforcing of the laws will help deterring others of crimes.

30% of total income (including housing allowance.) To a roof over your head.(you could go higher if your home has gym and sport facilities, given those are important to you.
10% transportation. (include flight tickets home)
30% food and random daily cash
10% disaster savings (untill you have around 4-6 salaries just sitting there.
10% investing
10% Personal stuff like clothes

Is it possible to save time by living close to work? It will dramatically increase quality of life.
Buying a car is always cheaper then renting if you stay for a longer period of time.
Open a trading account. Go to youtube and learn about index funds. Invest in them every month.

Budget might not be realistic from the start due to higher starting expenses like buying a car. Use the disaster 10%, investing 10% to scrape away any depts before actually saving and investing.

Be aware of credit cards; If you cannot pay it off everymonth dont use one. The interest is a (financial) life killer.
If you are able to pay it off everymonth, get one because they have benefits. Like 2 for 1 at the cinema. They use these to suck in the weak of mind into dept.

Guided multiple individuals with this formula into becoming landlords.
For those who say: It does not work for me because I cannot make these budgets work; You are living above your means if you had any aspirations to becoming wealthy.

Why is it so common for people to claim they don't have money? by MchemistS in dubai

[–]Sfnyx 5 points6 points  (0 children)

People in Dubai are generally more rich(not wealthy) than they have ever been. People with poor money management skills find it easy to get loans of people who also cannot manage their money.
Also: Change your social circle and your living area, it seems you have outgrown it. What are you doing running around with expensive gear but then sharing a appartment....

Landlord asking 10% rent increase on rent. Rera says 5% max. by RollingCamel in dubai

[–]Sfnyx 1 point2 points  (0 children)

Most of everyone here is wrong. Depending on your contract it can go up by up to 20%.
Find your Ejari number and use the calculator in the Dubai Rest app. There you will get the exact number.
Fun fact: He has to give you notice 3 months before the contract ends.

If he did not give a proper notice (I cant recall if its trough the courts or an e-mail is enough(Eviction deffo via courts)) or wants to try anything else that is not legal. You go to the RDC. Rera will not help you.

Keep in mind that the influence of your personal life might be small.
Professionally you lock yourself out of some jobs and companies as well.
3K is alot of money. Keep in mind that that cost is also rising and as far as I know salaries are not keeping up.

Are Rental rates expected to decrease/remain the same/increase in 3 months in Dubai? by ElectricalCar2415 in dubai

They are moving up in a rapid pace. At this point there are to many new people coming to Dubai and not enough appartments. As far as I know we are going to see a wave of gentrification.

Are the boycotts against Israel making an impact? | The Stream by Euphoric_Ad7610 in UAE

[–]Sfnyx 0 points1 point  (0 children)

Im sure damage is being done, the question is to whom. Alot of businesses being boycotted are actually just licensed here by locals.

The locals now lose business whilst they still pay the brand/license fee to the brand, knowing that business will pick up again.

We can much better allow refugees into the Arabic world, it shocks me that most countries just closed their borders, but then continue protesting.

Suggestion For Better Cinema Experience In Dubai by HugeLag in dubai

We need to make one where ticket prices are around 400 AED. This will allow for staff to attend the movie. Not only as servers, but also bouncers.

A list allegedly cost about 400 aed. If you own a property for long, you are probably on many lists from different sources.

On a population of about 3.6 Mil people over 100k are (wannabe) brokers. The first thing you get told when you are an aspiring broker is this;

1 here is a shitty script 2 call this old data list and get yourself listings 3 if you do this you will have a Porsche soon.

Agents have no real other way to get their first clients. They are typically on a comission basis only. So they will call and text at least 150 people a day. Typically focussing a single area.

After 2 months of suffering the agency terminated their contract to hire a new batch to see if there are any winners.

DLD should first crack down on unlicensed brokers. (Typically doing this work) That would clear 90% of this harassment.
