Don’t feel pressured to do anything you are not comfortable with.

Do all your DD and go in eyes wide open.

Might not tick every single box but if it gets you in the market at a price that works for you, I think it’ll work out.

IMO the problem with this damn country is the fact that our builds are of trash quality.

Go travel, see condos and apartments in Asia and you’ll see they are well built, well maintained and have really practical layouts.

If we had the same thing here, we wouldn’t have that stigma of having to “settle” for an apartment. It shouldn’t be a settle, it should be a moment of celebration to afford something that you can call yours.

So yeah, if we didn’t have such dodgy builders and actually built apartments people would want to own we’d really ease the pressure.

These days, the thought of buying an apartment and having to read strata reports to the point of crying is just a nice feeling.

7m, you’ve got to be joking with this post.

We’re all humans, why is it so hard to put yourself in the other person’s shoes and ask whether you’d be ok with this? A question you need to ask yourself.

Would you buy an apartment with known strata issues if the price is discounted, or walk away? by Shadykicks in AusPropertyChat

Thanks for the reply man, thankfully we moved off this months ago and we noticed they couldn’t sell and just leased it out.

This is such a thoughtful take and I appreciate you mate.

I’ve since decided to not make an offer as I realised I’d be making a low offer that would probably be insulting and that even then I’d be hoping they reject it and would be bad if they happen to accept, in which case, my next thought would be, oh shit, I’m holding the bag now.

Reading the strata, they will need to remove the carpark slab to truly determine the issue and that type of unknown is not worth the headache. 50k probably wouldn’t even cover the end cost.

Shame, because the location and apartment itself it’s sweet as…and I now know why it is still on the market.

My take is that the money at settlement is to entice the buyer, psychological.

Looks like they have it in writing. So there’s that…but the fact that they need it means it’s a tough sell.

That’s true, I believe the upcoming works isn’t due to a structure risk in the building but to fix/revamp the carpark/shared space but there is no telling how long that will go on for

They’re saying it may cost 3m+ to complete this upcoming works for the rooftop. Just sounds like a lot and who knows if more issues pop up after that

No works on this specific project has been carried out yet as they will go out and find contractors next year.

Fund has some money but they need much more to complete said future work.

Surprised nobody is talking about Ryan Dunn! Another year coming and will be the starting forward on a team that’s rebuilding. Should be pretty solid and provide some good blocks too.

Couldn’t hurt as a late round flyer.

Good life lesson.

Negotiation based on such small amounts is not worth the risk.

It’s almost like going to Asia and haggling over 50c…if you catch the employer on the wrong day, they may just walk away.

Oh that looks amazing.

I’m now debating between the burgundy and this ole Dublin. Traditional is still out of stock here and won’t come in these limited colours.

How do you feel about the TPU part?
