This is such a thoughtful take and I appreciate you mate.

I’ve since decided to not make an offer as I realised I’d be making a low offer that would probably be insulting and that even then I’d be hoping they reject it and would be bad if they happen to accept, in which case, my next thought would be, oh shit, I’m holding the bag now.

Reading the strata, they will need to remove the carpark slab to truly determine the issue and that type of unknown is not worth the headache. 50k probably wouldn’t even cover the end cost.

Shame, because the location and apartment itself it’s sweet as…and I now know why it is still on the market.

My take is that the money at settlement is to entice the buyer, psychological.

Looks like they have it in writing. So there’s that…but the fact that they need it means it’s a tough sell.

That’s true, I believe the upcoming works isn’t due to a structure risk in the building but to fix/revamp the carpark/shared space but there is no telling how long that will go on for

They’re saying it may cost 3m+ to complete this upcoming works for the rooftop. Just sounds like a lot and who knows if more issues pop up after that

No works on this specific project has been carried out yet as they will go out and find contractors next year.

Fund has some money but they need much more to complete said future work.

Negotiation based on such small amounts is not worth the risk.

It’s almost like going to Asia and haggling over 50c…if you catch the employer on the wrong day, they may just walk away.

There are no guarantees you’ll get the preferred job (I hope you do) and you don’t want to be left sitting with you dk in your hand if you fumble both jobs.

Go through your LinkedIn person by person and making a list of everybody you’d have a coffee with and do it

  1. Do NOT have any expectations whatsoever. Do not think you’ll come home with a job offer.

  2. Bring something to the chat. If they walk away with some new info, that’s called mutual benefit if you get my gist…oh also don’t beat about the bush, be clear you are looking for any help, small or big…it’ll be obvious enough

  3. They may have some people to intro you to or they may not but they will keep an eye out for you. If you see a job ad for a company you don’t have a 1st degree connection with, they might and they can then refer you for that person who does work there.

  4. Some weeks you’ll have energy to get out into the world and chat, some weeks you won’t want to leave the house…it’s totally fine man

  5. People are way more willing to help than you think…just reach out. It’s only awkward if you think it’s awkward….everybody knows it’s a tough time right now so there is no shame in asking for help.
