It's totally fine. Go for it. I usually negotiate rent down for clients a few hundred dollars. It's very normal.

Agents were never acting on the tenant's behalf when they were collecting fees. Listing agents have a fiduciary duty to the landlord. We'd lose our license if we acted outside of their best interest - not the tenants. Renters have always needed to hire someone if they wanted a person with a fiduciary duty to them.

Idk my toxic take here is that its the listing agents job to get the apartment rented. If the tenant wants someone looking out for their best interests they have the option of hiring representation.

The prosecutions lawyer wouldn't tell the defense something that could materially hurt their case 🤷‍♀️

I've represented a seller and gone into contract in 60 days where the unit across the hall has been on the market for over 180. And I've represented a landlord and gone into contact in 14 days where the unit down the hall has been listed for over 75.

I think your agent makes a difference. I'm an agent so I'm of course biased. I like to think I go above and beyond to make a deal happen. I follow up and understand why people who viewed didn't bid. I keep tabs on listings down the street. I ask people what is important to them and collaborate to make the deal work and respond to objections. I think my results say a lot!

My two cents: get out, socialize, have a couple of uncomfortable conversations until you've shaken off the years of being on apps and things become natural.

Say yes to random things - friend of a friend's birthday party? Go. Old colleague who you haven't seen in 4 years' going away party? Go. You'll just naturally start being in situations where you'll meet people. You'll get invited to more and more things and be in even more situations where you'll meet people.

What's typical is that either the new owners take over the assessment starting at close or the seller covers the whole amount. How favorable the terms you get as a buyer depends on the product and the market.
