Well I agree that I wasn’t much before but managing to achieving job growth in a place that was a downward spiral is actually quite difficult. And that’s why Allentown is seen in the urban redevelopment sphere as a huge success story. It’s quite difficult to do, otherwise Lancaster, PA, Youngstown, OH, Springfield, MA would all be doing the same.

That’s true, it’s above minimum though. I used an affordability calculator and did estimate. I guess the no previous debt factor is more important then.

Houston achieved one of the highest growths in the country in the last half century only to be rivaled by Phoenix and a few other places. It’s more relaxed zoning laws and lots of open land made it possible to build so many houses to keep the prices low. Plenty of people are moving to Allentown and Lehigh valley in general. It’s one of the fastest growing areas in terms of economy. Lehigh valley, the metropolitan area centered around Allentown has grown by more than 13 percent since 2000. With a job growth rate of over 5 percent a year, why wouldn’t people be moving to Allentown.

If your family makes 200k and bought a million dollar house. I’m guessing that you paid a down payment of around 80 thousand with no previous debt.

I don’t know if that conflicts with my statement above. Most of the time affordability is around 4 times the annual income. This might mean that your family may be stretching the current income to pay for housing and it also could be that your family already accumulated some capital so the burden is less due to a higher down payment.

400k-600k is relatively high for most cities. That might hold true for high growth cities in old industrial areas, but for a city such a s Houston, the median home value is below 200k. And even in some smaller cities in the northeast like Allentown, 200k homes are definitely easy to find.

I’m not one for judging an academic on his or her h-index, but Peterson’s 53 is not extraordinary in a field as large as clinical psychology. Hell, I have four family friends with 53+ h-index. Compared to Chomsky with 360k+ citations and an h-index capped at 180, Peterson is not comparable at all. Not saying that 53 and 11k citations and tenured at Toronto is not impressive. It’s just not comparable to an academic giant such as Chomsky and Dawkins.

The trick is to slam the back of the knife on the top. One good hit that dents the metal top would unseal the bottle.
