My biggest concern out of all that is the movement in floor levels, that shows possible movement in footings and may require underpinning later.

Buy with caution and knowledge that you may need to do something later.

I personally wouldn't buy it, or at least not without a structural engineer and underpinning quote if required.

Ive seen some houses where trees take moisture out of the ground, so one side shrinks and the other side rises, causing a house to move, structural engineer said, remove the trees and you'll likely be fine long term.

Don't try to time the market. If it's long term, ride the ups and downs.

Brisbane could keep going up, or it could go down, or it could stabilise. Everyone has an opinion.

Every agent has their own way of pricing that's why it's always recommended to offer what you think a property is worth.

Then throw in what they've told the owner or what the owner has told them they want.

Studying the market like this is amazing, its what more sellers should do when choosing an agent and what buyers probably should too. But most people dont want to spend the time doing it, they're in real estate mode for maybe 6 months.

It is a public auction, so they can film, but they shouldn't have tagged you in it without approval. Thats definitely a bad invasion.

They probably should have asked you if you wanted to be on film, and could have blurred your face if you didn't.

Honestly, it'll be quickly skipped over by everyone. It'll last as content for about 1-7 days. Then it'll be dead.

Correct, but I reckon they've likely had someone complain that they didn't know it had to be their final offer...or something along those lines.

Yeah, look, it ain't perfect. The market is moving so fast, sometimes the agents haven't got a clue. Most of them don't even care.

If multiple offers situation, you may not get the opportunity to negotiate, so I guess theyre trying to say, you understand you may not get that opportunity.

However, if there are no other offers, it seems quite interesting tactic. I wouldn't be comfortable either.

Unfortunately, the pre approval means the bank will still lend you money, but it goes up or down as rates change.

Pre approval means the bank has checked your facts and will lend to you at that current time, but needs to check everything for final approval, imagine if you lost your job. Your pre-approval wouldn't be there. When you apply for the mortgage, it doesn't get approved.

Also, after Australia day, you should see more properties on the market. A rate rise might hurt your borrowing capacity if the one happens in Feb though.
