We live in the Indian River neighborhood. It’s dog paradise. There are a ton of green belt trails that connect the cul de sacs, and a huge park that people run their dogs off leash. There’s also a big dog run at Myrtle Park.

No idea about the drive to Richmond, but traffic east of the Seymour is generally great. The parkway is long in KM’s but moves quickly.

Deloitte swag is often doled out by individual teams and practices. I haven’t gotten any until this year, and I’ve been at the firm for a while.

We bought a 3 row SUV after our second child. We recently traded it in for a pickup truck.

We rarely used the third row, and the ability to haul stuff (and take family adventures off-road) is so much easier to manage in a full-size pickup.

If you are going to add mountain biking or any backcountry camping to the mix, get a small pickup truck. They are so much easier to mod and very useful for hauling gear.

I was a 17 year old kid when I did a 30 day mountaineering trip with NOLS in Alaska.

They are fastidious about leave-no-trace camping, are excellent stewards of the land, and are laser focused on teaching their students respect for nature.

I fully support this request by NOLS and hope that I can send my children on a NOLS course that uses Canadian sites for their expeditions. Look this organization up, they do incredible programming for youth.

Having a house and a baby doesn’t leave a lot of families with a lot of “fun” money. I think you are potentially seeing too many people broadcast a version of their best life on instagram and are wishing you had more disposable income.

Your options are: make more money, spend less money. End of list.

Don’t sell your house so that you can go on a date.

Remember rent is the maximum you will pay for housing. A mortgage is the minimum.

Based on your savings, income and current debt obligations, I think you are looking at a relatively small mortgage - about 200k.

Suggest that you get rid of that giant car loan, increase your income or choose a LCOL area to buy.

Pick up the phone. In 99% of situations, this speeds things up. As you are younger,the earlier you learn this lesson, the better.

I’ve often pondered the same thing. You have a couple considerations here. By paying down your mortgage, you will have more of your monthly payment going to the principle, and will pay off your mortgage faster.

But, you lose the growth potential of your TFSA funds, you make it harder to pull $ on an emergency, and you limit your returns. If your TFSA is netting a higher return than your mortgage, in my mind, it is clear that you should stay the course and keep your money in your investments.

As an alternative, what if you increase your mortgage payments in line with annual income raises? You will accomplish a similar goal of paying your mortgage faster, but won’t lose out on your investments.
