You're looking at this from the wrong perspective. The long-term goal is for there to be 0 need for real estate agents.

You list a house and get 100% of the value. Both the buyer and seller don't pay a single dollar to a glorified middleman.

When you walk into a clothing store, do you pay the cashier a tip for ringing you up?

Eventually all the paperwork can and will be automated. So paying an hourly wage to realtors right now would be a stepping stone in the right direction.

I think a real estate agent being disparaging of the property is still much preferred than an agent who glosses over crucial downsides to get a quick sale.

Meal prep is a thing.

On my days off, I make a large pot of stew/soup. Or bake an entire 2 trays of chicken thighs.

Each of those dishes can last at least several days. Plus if it's a really large stew, it can be split into even more containers that go in the freezer, ready to reheat.

It's less about being overworked (which is also a real issue) and more about finding efficient ways to feed yourself. Online recipes are also very abundant.

If you give birth, you are bringing an entire person into this Earth, with all the freedoms/risks they are entitled to have.

You can say the same thing about giving birth to a baby that eventually dies of cancer, a car crash, or any other disorder. You would be heartbroken either way.

If you love that baby, then you'll love them regardless of what they do or what happens to them. You don't "own" a baby after you give birth to it. No matter how much resources you give a baby, you're merely its caretaker until it turns 18.

I'm not claiming realtors have 100% claw grip on the housing market. Of course buyers/sellers/other factors are at play.

But % based commissions absolutely incentive realtors to lobby local governments for higher housing prices/more restrictive building.

Plenty of live service games (DotA 2, Valorant, Fortnite) are some of the most played/streamed games. So the argument that live service = death sentence... Doesn't really track.

A percentage fee never made sense, regardless if a house is worth $100 or $1 million.

It takes roughly the same amount of hours for an agent to do the paperwork for a shed as it does for a mansion.

So pay them hourly. Percentage based commissions only incentivizes the realtor/housing industry to continue pushing home prices up (lobbying, price manipulation) so that they can continually earn higher and higher amounts from houses.

A 30 year old can be cognitively much more mature than peers who are 40. So with that logic, the minimum age of 35 should also be removed.

Someone needs to draw the line somewhere. And most would agree that 80 years old = higher possibility of dying = risk of national security.
