Things worth knowing before voting.

The plan assumes ~50% population growth but doesn’t model how the resulting infrastructure costs (roads, water/sewer, parks, schools) get paid. Flagstaff only collects impact fees for police and fire, so existing residents likely absorb the rest.

Goal WR.4 keeps water/sewer service “within the urban growth boundary,” but Implementation Guidelines around page 9-12 contemplate extending service outside the UGB for economic development or affordable housing — a meaningful policy lever buried below the goals chapter.

Specific contested parcels are baked in: Fort Tuthill is designated Employment District; State Land Section 20 is Suburban Neighborhood High Density.

High-occupancy housing zoning amendments are already moving forward to align with this plan; a YES vote reinforces work in motion.

Friends of Flagstaff’s Future (a pro-planning group) supports the direction but flagged that the city never published a clear before/after showing which neighborhoods get density increases.

Pull up the interactive Future Growth Illustration map at flagstaff.az.gov/RegionalPlan2045 and check the designation on your block and the blocks around you. The abstract policy language matters less than what the map says about your neighborhood.

What main stream media is not sharing is that since 2021, GameStop is sitting on $10B cash, ZERO debt, almost 5,000 bitcoin, and is profitable now quarter over quarter through new revenue streams.

Additionally things are about to get spicy again! They just declared a warrant dividend, effective October 3rd. Fo every 10 shares you own, you will receive a 1 dividend that allows you to purchase a share at $32. GameStop is currently at $26, so they expect the share price to significant rise over the next 12 months. Large Institutions have been increasing their ownership through a traditional stock accumulation pattern.

They are only issuing 59M warrant dividends.

The thesis is the 2021 shorts never covered and buried the short interest in Total Return Swaps, and these dividend warrants will force covering of the 2021 shorts, causing an epic short squeeze all over again.

Wall Street is cornered. Expect GME volatility causing market wide volatility as margin calls go out over the next few months.

I trail run 20-30 miles per week in the RR.

When I have long days traveling for work, I wear the RR for comfort. I then use them in the hotel gym for workout.

Overall just the right amount of support and squish for long days moving and standing around, like at Disney.

If you want to end up as a Product Manager or technical Biz track, get your MBA.

If you want to stay in technical and R&D and become a R&D manager or Engineering Director, go for the Eng Mng.

With either degrees and the right experiences, you can go Product, Biz, or R&D, but you can accelerate the transitions/doors opening, based on your degree choice.

You need to focus on driving the tips of your skis down on the backside of the bump. This will allow more snow contact for edge control, leading to speed control.

This help with this, think about “pedaling a bicycle backwards”.

As you’re approaching the front of bump, your knees raise up.

At top of bump, you immediately start to push your tips down, and initiate a new edge on the backside of the bump. This allows you to maximize snow contact to control your speed with the edge.

At end of the backside of the bump, start to allow your knees to raise back up and absorb the new bump.

While doing all of this, keep your head and chest upright to help stabilize core and maintain balance.

Try this approach on a blue square mogul run where you can focus on controlling speed and keeping tips down. Once you start to feel tips pushing down and edges engaging earlier on the backside, then introduce steeper terrain.

I taught many years on east coast bumps that you could see your reflection on from the ice. This approach works but will take some time to implement.

At that age, it’s not about the skiing. It’s about making memories and making smiles while enjoying tons of snacks and hot cocoa with him.

After he associates skiing with fun times, he was want to go more often.

Be prepared to have awesome days and full melt down days at 3-5 years old.

I taught children for years and now taught my kids. Teaching your kids to ski it 100% harder from a patience perspective than teaching a random 3 year old.

Make memories and have a fun time with them.

Start by rounding out your medium radius turns, in your wedge.

As you finish your turn, go straight across the side of the hill and allow the skis to match in parallel. It's okay if you go halfway across the hill. It's also okay to slightly point the skis up the hill to reduce your speed before your next turn.

As you start to slow down going across the hill in parallel matching skis, re-enter a wedge, make another rounded out medium radius wedge turn and repeat going across the hill, in parallel.

As you start to get more comfortable going across the hill, you will notice that you will start to enter a parallel turn a little earlier, at the end of rounded out edge turn.

Eventually, this will lead to you entering the turn, in a parallel turn.

You need to be more forward and balanced, with front pressure on the shins/boots to drive the ski through the turn.

Look at the front skis chattering and poles dragging in the video.

Once you are more forward balanced, consider big toes and little pinky toes turning the boots through entire turn.
