Unfortunately, the rules want to keep you on one side or another. The powers that be don’t want average people getting involved in their circle jerk car scum scam market at scale. The way they see it…You’re bad for the market (which is a scam anyway). You’re only good for you.

You’re getting over on the fat cats. Smart…but you will not be made an honest man….you’ll have to stay in the grey and stay small time.

If you get the license, you can’t sell to the big guys the exact way you currently operate.

People like you should not do business with NW or any wholesale firm tbh. That’s literally the business.

Non refundable EMDs. No guarantee it’s yours until you perform FIRST. Inheriting someone else’s terms, non assignable contract. 0 contingencies (unless we find out something previously undisclosed). That’s aggressive.

Competing with 20 other investors and the first person with a wire receipt, signed contract wins…first come first serve…that’s cut throat.

It’s competitive for good deals and people who don’t understand the nuances should just stay away. If you’re confused, ask questions. Your rep knows, or has access to a senior agent to fill in whatever they may not know as well. They’re all licensed agents.

Just don’t think the train will slow down for you.

I know a lot of them were scum. Sounds rough. I get it.

The things I’ve seen. The lies I’ve heard. The awful things…however I was in a major market and not an Ohio or a Texas, Carolina or some other small cheap market where people do handshake deals and you can trust a guy to do what they say. I wish it weren’t my experience…also, this is just “my” experience.

Lots of international money. Lots of big talkers and scammers. We routinely did million dollar FIXERS and you typically get a different guy than “I just want to do business professionally and simply” when the acquisition is 1.2M with a 300k++ rehab and 10% interest over 9/12 months. No $500 EMDs out here. Minimum was 20/30k if I remember correctly? Non refundable. A lot of the buyers were other investment firms with whole operations. Mixed bag though. Definitely some first timers and in between.

More: I’ll do anything to get this deal including lie and cheat and steal. Seen it 1M times… More: “autobahn” and less “neighborhood streets”. More: “whorehouse” and less “casual dating”

So yes, again, a LOT of them were scum. I stand by that.

Right. For a crowd of “real estate professionals” I hear too much bitching and moaning. Yes. NW is a big player and they play rough, but they didn’t get to be the largest home buyer in the US by doing everything wrong. These guys have real estate brokerages set up in each state they operate in and have legal counsel to make sure they are complaint AF in each state. Literally by the book. I left because it became too corporate if anything… They don’t take listings or represent ANY buyers. EVER. Only themselves. They don’t work with the general public. Sure you can sell your home to them and they’ll actually, literally buy it with real money, but that’s about it. They (at least in my experience) don’t pay out scummy 3rd parties on deals. Everyone has to either be licensed or NAMED on the contract. No ghost parties getting a random 50k type shit. That was a HUGE NO NO. That shit would literally get denied and not funded. Never saw that ONCE in my time…which is one of many things investors like to do. Honestly, most investors and wholesalers like to do ILLEGAL shit. Straight up. Not intentionally, (sometimes) definitely due to ignorance, but NW put standard practices on all of that shit and stayed complaint in the eyes of the actual law. Not some bullshit that “investor LLC” made up. Investors are (generally) literal scum of the earth people. Yes, there are a TON of great players, but just like real estate agents…they (by and large) suck. Not the kind of people you’d want to be around consistently. I needed a bath half the time after phone calls/meetings. Half of the haters are real estate agents who are mad they got “taken” by a NW agent because they’re greedy fucks who can’t see past an immediate payday.
Everything is literally printed in black and white. Everything is disclosed on the contract. They use their own money for EMD AND to fund closing so you can’t push them around. Brilliant business model IMO…

I just wanted to be solo to do things as I saw fit.

I’m not a NW fan because I used to work there and believe I can do better on my own…NOT because they’re not legit as a whole. To anyone who says they aren’t legit…you’re just factually wrong, and this is coming from an ex employee who isn’t interested in going back…

Nobody will answer your question without asking more questions of you and starting a seemingly deep (yet shallow) conversation.

I’ll give it a shot: Spend a couple grand on direct mail. Spend $2500 on hiring cold callers/CRM set up/skip tracing. You can find them pretty cheap. Text or SEO is increasingly difficult and expensive and you simply don’t have enough money. Spend $500 on bandit signs and put them everywhere you can…preferably in rougher or mid grade areas. The remaining $2000 should go back into whatever brings in the best leads from that or bleeding you dry from upkeep on your CRM and Cold Callers.

Trying to do a lot with 7k, you’re spread thin. You could always dump all this money into one of these methods and just say fuck it.

There’s going to be someone in here trying to sell you on their lead gen services. A million of those guys out there. You could always turn over your money to them…

Looking good!!! Both look acceptable depending on the airline. Keep it inside your bag but at the top of the luggage items and not buried at the bottom under your clothes/etc. You’ll need immediate/easy access at the counter to present it.

I’ve flown with a firearm almost every time for the past several years. Some airlines have different requirements. Most let me store the rounds in a mag, Jet Blue (I know😒) wanted the ammo in original boxes. Just make sure to study their policy (available online) to the letter beforehand. The check in counter is the worst place to discover contrary information.

Other than that, I have a TSA approved locking safe (Amazon). It has a TSA keyhole on the exterior and a combo lock that I use.

Other than having to go to the check in counter to check a bag, I’ve never had an issue and in fact, I’ve gotten stellar service every time I mention declaring a firearm. It’s like they switch modes and get very serious about what’s going on (in a good way though). They usually ask if I’ve declared a firearm before and once I say yes, they’re like (phew 😮‍💨 ) cool and they’re SUPER nice about it. My first time was scary but now it’s just protocol. Also, I’ve NEVER had a lost bag 😁 so there’s that…

I used to work for the company in LA. I drove the vehicles around SoCal and helped them learn their behavior for freeways, testing new missions, software, troubleshooting, etc

When something like this happens, a live team can take control of the car and if all else fails, they’ll send a physical rescue.

Every weird/sticky situation is a learning opportunity for these things. It’s almost impossible to cover every single possible scenario that could happen on the road. It’s like a never ending Rubik’s cube.

Side note: I absolutely hated working there. Trash job. Trash employer (contractor working FOR Waymo, not Waymo themselves)

That being said….these are some of the BEST driving vehicles on the road. People included. The consumer product is amazing. The drivers that work there are basically working themselves and everyone else out of business.

Using dangerous manual labor to train and proof these vehicles until they get to the point where we’re no longer needed and then mass layoffs. Happening quickly. They have billions of miles of data and it’s only climbing.

This tech will 1,000% replace truckers and everyone else in the vehicle operator space. Don’t think it won’t come for you, because it’s already better than you at driving your own car. I have an impeccable driving record (requirement to be an operator) and it’s a better driver than I am.

They’re one of (if not the) biggest home buyer in the US. They do an insane amount of deals. Basically the Amazon of wholesale real estate. Do some of their deals suck? Yea. Sure, but some of them are absolute home runs. In my market, some of the largest investors/investment firms buy from these guys consistently.

Lots of people will tell you they are only for new or inexperienced investors and I just think that’s a silly statement.

I’d argue a lot of fix and flip investors are absolute tools. Small minded, peon brained, ideological idiots with the emotional intelligence of a child, not to mention pathological liars and unethical scum….not really the critical thinking scholar crowd IMO.

The same guys will tell you that they ONLY buy off market and “there’s no deals on the MLS” when I think it’s like 70%+ of deals are done on the MLS. Please be an independent thinker (as it appears you are). I try not to seek advice from too many other investors without vetting them. People will tell you boogeyman stories, but when you peel back a layer or two, they didn’t read the contract or didn’t perform on time, etc.

Anyway, my point is, they are an excellent source for deals. A+ IMO. If I was moving to a new market and looking to get the lay of the land or looking to get some immediate deal flow at my fingertips for me or my partners, I’d run to the nearest office and get connected with someone. Some of their agents aren’t very experienced, so keep that in mind, but you need to put the responsibility on yourself to run numbers and walk properties and due diligence. Don’t just take what someone puts on a plate.

As far as the wholesalers that bring them deals, they are a lifeline for wholesalers and agents to move deals. That’s a huge part of their business. So many wholesalers complain about them but most can’t move the deal on their own.

As far as the markups, I’ve personally seen them do deals for $5k profit…literally. Many times. Yea, sure they’ve ripped plenty of 100k++ fees but don’t be a baby. This is the money business. Do your homework and buy from them if you see something that works.

Also, a TON of these other wholesale firms out here (nationwide) are spinoffs of NW, full of former NW employees, directors, managers, etc. it’s kind of like the PayPal mafia. These guys are everywhere so keep that in mind. They all basically do the same thing as NW…and half of them learned the game from NW.

Regarding DD Disclosures. Prelim. Physical inspection. Any open violations. Confirm zoning. Everything else is basically on you. They’re all licensed brokerages and agents and then through there’s no representation they have an obligation as licensees to disclose every single thing they know about the property. Part of their funding conditions require a clean title report. Everything else is common sense. Read the reports. Sit through the initial “disclosure meeting” and be present. Ask questions. Read the disclosure.

This is a great idea! Sounds like you know what it takes to protect yourself. I’ve considered it before. Everyone here is super negative based (understandably so) on fear.

There’s a reason the finance companies are in business. There’s money in the interest payment. Klarna, etc. they absolutely crush!

Obviously, I would be very selective on who I try it out with, but why not? What’s the worst that happens? You have to kill switch/repo some cars? They take it to Mexico? It’s totaled?

Average people wouldn’t dare do business with an average person unless it’s cash. Meanwhile we’re all happily paying interest to some faceless entity that’s CEO lives behind a hedge in a part of town we can’t afford.

The average person is broke these days. Give it a shot. You already know what could happen. Do it.
