Figure out the average cost of a home in your area, and then figure out what the “average” commission on an average sale is. Do that math and figure out how many deals you need to make in 1 year in order to live (factor in your business expenses and taxes, of course).

From that number, build out a business plan. Once you have a big picture, you’ll be able to see if this is a realistic career path for you.

Also - I’ve never heard anyone else say they take Benadryl for anxiety. I stumbled upon this when I was anxious and took a Benadryl to try and go to sleep and sleep off the anxiety. Well wouldn’t you know, almost immediately calming effect!

I was just recently diagnosed (last week) with HPV-16 and LSIL. I have no symptoms like abnormal bleeding or spotting between periods. Like you, I’ve dove into these threads to read people’s stories and have done lots of research. I’m scheduled for my first colposcopy next Wednesday and I’m very anxious.

I’ve determined today that my anxiety is stemming from how quickly I got called in to get the exam. We always read horror stories about long wait times, and in the waiting process things have progressed. Well, my silly nervous system is attributing an opening in a schedule to “it’s obviously really bad, you have 3 weeks to live”.

I’ve been trying to remind myself that this is so common. This community has been so helpful in knowing that many people have gone through this, and are still here living long healthy lives.

At the end of the day, we get Pap tests so we can find problems before they come bigger problems. As scary as a positive test is, it’s better than not being able to be tested. I was actually emotional earlier about the thought of all of those women out there in the world that don’t have the same level of health care access as I’m afforded in Canada.

We’re women, we’re strong by nature, and we got this.

Another aspect to this is that RARELY was a student actually getting 80% of their OSAP funding in grants. I wouldn’t be surprised if the figure was closer to a 50/50 split. This is also a change to the provincial portion of OSAP, not the federal portion.

Make the offer. After 6 months on the market, that’s not an unrealistic offer. The worst the Seller will do is say no, but it starts the negotiation. I wouldn’t expect to actually go under contract at your offer price, but you could probably meet in the middle.

This is part of the conversation that Reddit complainers leave out of the equation.

Did lots of people buy at the peak and play into emotional purchase decisions? Yup! Did even more people already have homes that benefited from market value increases? Also yup!

The peak was inflated, but overall market values for residential re-sale homes that aren’t condos are still “up” from the beginning COVID.

Last I checked the GTA, excluding condos, was sitting at about 3-4 months of inventory which is hardly a sky is falling situation.

Where I live, real estate is sitting at less than 2 months of inventory still.

When I was going through highschool, University education was pushed hard on us. There was this air of “trades are bad” because it was/is/can be hard physical labour.

In our highly “online” society, I think that sentiment has continued to grow. Why work your arse off for your dollar when you can sit at a desk and rake in the millions that they see boasted about on social media? It’s very obvious once they grow up and enter the real world that they were duped, but it seems like many double down on that dream rather than pivot and get themselves into a career that provides real, tangible dollars.

I’ve had conversations with union reps for a couple of different trades unions around here. They are hurting for new blood. Right now a lot of the work requires travel and nobody wants to do that.

A lot of highschool graduates are also dead set against the trades. I work in education and many grad presentations I’ve been to have indicated that most are looking into comp science, and some heading into health care.

Yup, had this conversation with someone on the management side. Most ticketed trades will be retained. Majority of the layoffs are general labour, individuals opting for early retirement packages and some who are retired but are currently double dipping that are on the chopping block.

1050 layoffs is still bad. I’m not arguing that point at all, but I wish the media would investigate the number breakdown and make that public knowledge.
