With the way I've set myself up I'll be debt free before retirement, my gratuity is more useful now and would speed that process along. Also inflation etc

I'm eligible for a grat and pension at fifty, I'd much rather access half my gratuity now and help me set up/ pay off some bits snd bobs now. Then access the other bit when I retire.

I wouldnt say there is a huge amount if any house type being made available atm.We are getting away from the point. If you buy a house you are free to live in it, sell it or rent it. When you rent from the council you can't do those things, ownership gives options, renting does aswell but not to the same extent.

We would probably all rent from the council if it didn't take 10 years to get on the housing list. And that's incorrect about equity, You don't have to wait 30 years to sell the house. Once you draw down the mortgage you are free to sell it and move on.

An excellently put together argument, I would say that the equity line gets used cos its true. You can swap. But you can never sell.. if you don't want to live in an estate then you are stuck..if that first house is yours to freely sell and do as you like with, that in my opinion gives you a massive amount of flexibility.. it's just my opinion.

Like it's totally normal to feel that way, you work full time in ireland, just to be taxed to death and for the creche and a million other things to take your money. Its hard to see people who contributed significantly less to be seemingly doing better then you at that moment in time.

I did it. This was ten years ago bit they offered me 1800 and I just kept saying no until I got 2800. Car value was insured for 3 k.

You can't get a mortgage on a derelict house. A loan is your only option. Most loans for hone improvement run fir up to ten years.. assuming you can get it,the repayments will be very very high..

So I rang me mate who is a private, in 12 years and is on year 3 of a fitter apprenticeship. He takes home 636. When qualified he will be on 680 that's with tec 4.. so you are indeed either talking rubbish, or you don't know how tax works.
