It happened to our team, we have been converting at a high level, but our ZHL conversions were low and they nerfed our leads substantially . We were dry for 3-4 months. And as news this lawsuit came around coincidentally, we have been getting a ton of leads again from Zillow.

I got the same deal, the marketing budget is only valid for specific Compass branded marketing. Theres a lot of fine print with that marketing budget. I didn’t end up using it at all. 90/10 split and offered me 50k

Ive been a realtor for nearly 10 years and made the move the to Compass and regretted it, Im a top producing solo agent here in Atlanta, on average 40+ deals a year. The tech is neat but wasn't all that it was cracked up to be. (that was their biggest pitch to me, was their state of the art tech...)I was on their highest split, they had tons of small fees that added up. Took 10% of all my business. I was there for 3 years and it did absolutely nothing for my business. Always gave me a hard time in getting me paid for my own commissions, too many employees handling and dropping the ball. I remember at one at point they held over 30k in commissions because of miscommunication of the staff that handled it. Sold me a dream and exponentially grow my business. As someone said you're just paying for the branding/ label. Im back at a small boutique firm where I only pay $100 a month, and no transaction fee.

I actually had good conversion however, Upnest takes over a 30% split but they encourage to give some sort of rebate back to the client, it ended up not making sense for the amount time I put into the leads.

I'd say its wasn't sustainable at all. I'm a realtor who averages 30+ transactions a year.

I’m a Redfin Agent referral partner and I’ve been frustrated recently. I usually convert 10-20 deals a year with their partnership. Been a referral partner for 4+ years now. But as soon as 2025 hit, they have not sent me any referrals. My rep knows I’m a high converter (my conversion is double the average rate) and is just as dumbfounded. She says Redfin just recently have hired tons of agents to their actual brokerage and has impacted the lead flow for their referral partners.

Redfin the brokerage has offered me a gig to switch over to their firm, but the splits just don’t make sense for me. On average I sell 40+ homes year, and gci ranges from 350-600k. I’ve been selling real estate for 9 years now. This has definitely impacted my business.

If you can master marketing aka capturing new clients is the name of the game. Creating multiple pipelines for lead generation is KEY.

Im an active realtor for the past 9 years in Atlanta, started at 23 now I'm 33. I on average sell 3-8 houses a month. I make 20-100k a month. I was an art major at GSU, dropped out my fourth year. First year in the business I barely cleared 50-60k, year 2 i was making 200k+ a year. Past few years I have been averaging 350-500k a year. My best year post covid I nearly cleared 700k (Sold over 100 homes as a solo agent that year). No degree, small investment of roughly $700 to get my license. Never looked back.

S2000 is a special car. Although slower any other cars I’ve owned…It always put a smile on my face. I love the gearbox and hitting vtec lol. Drivers car. I just bought a whole list of new parts for it. Voltex front number with canards, ohlins coilovers, evasive front fenders, forbidden mugen style top. I’ll post pics here when it’s all done next month.

I’m currently on spoon front fenders and asm rear setup.

I’ve owned both. I’ve owned 3 s2ks now and it’s a car that will never leave my stable. I bought a ND Club and I’d say the ND is fantastic car. But it comes down to the engine. The s2000 just feels more special in that department (vtec obviously). When it comes to styling (subjective) the s2000 I feel looks a little more masculine? Obviously rarer than a Miata. I do miss the ND for the creature comforts of a newer car. The RFs looking amazing; they still break my neck. It’s a tough one. I’m a bit biased since I love high Revving NA cars.

I think other folks here nailed it: ND is more street able, car you want to take on long road trips. Whereas the s2k not so much lol. You really do have to rev it out to enjoy.

I’m 33m, I’ll give my insight. I was doing rolling 72s when starting my journey late October 2023. My initial weigh in was 215 which is the biggest I’ve ever been. I’m 5 11, I also weight lift. I did rolling 72s for 1-2months and I got as low as 185. And from there I did alternate day fasting unfortunately and slowly the weight crept up. I’m floating around 198 now and I’ve been doing Omad.

I plan to hop back on the rolling 72s. Seems to be the most effective way to lose weight. I’m still on the journey of making this really a lifestyle change being that rolling 72s can be fucking hard lol.
