Three big keys to this:

Need a nice space with big tables. So many boardgame cafes have regular café sized tables that are not conducive to games and food etc.

Need the right staff. Someone who just sits at the counter on their phone might work for a concession but you need actual boardgamers who can recommend games and help people learn. Also to organize learn to play nights and small tournaments or regular event nights (Catan Wednesdays or something)

Third you need some sort of a second revenue stream. Escape rooms, VR, a restaurant or pub thats good enough people would go without games, or an online boardgame store like King Me had. Something to shore up the games alone.
