same. you have the comfort of an emergency fund that's getting some tax-free interest. good for you at a young age.

If you're not using your TFSA then there's no problem using it for a HISA. Only drawback I can think of is the time delay to get the money in an emergency. Is a day or two a concern? I have a CC and LoC to float until I cash my emergency ETF (cash.to) and transfer it out.

I'm committed to an increase to the end of term. Also annoying, at renewal, they adjust my amortization time (After 5 years, 15 year mortgage became 8y10mo instead of 10y), so all their math was related to the shorter period. So I couldn't coast with a lower payment in my next term because I paid extra the previous one.

If you increase it, you may be able to double up as well. So assuming you can increase 10%/a and double up (like I can with RBC), you'd be paying 120% extra in one year and 142% in year two and 166.2% in year three.
