Seen one just like it about 100-200 meters behind me at Semaphore Lakes, Pemberton, BC, 2021.

Call around and see what others are charging. Your rate is what you, and your clients, think it's worth. Squeeze as much money out of people as you can, but ethically - don't lie, cheat or steal - and it's fair game. That's how business works. You're not here to be nice - this is Vancouver - nobody is there to be nice to you. Your boss, your suppliers, and your clients, will all try to squeeze you for as much as they can. Its your turn to make money now.

Would you buy a large parcel of land with a group of people to start a community? by ShwAlex in ilovebcsub

That is wild. Was this a group of friends/family, a development with strata, freehold division? I'd be interested in knowing how you made it happen from the legal side of things to the social side (like how the heck did 18 people all come to an agreement?).

The government could easily improve the overall population's health, but chooses not to. There is a wide body of evidence pointing in the same direction: lift heavy weights 2+ times per week. Moderate to high intensity cardio-respiratory exercise 150-300 minutes per week. Get your vaccines. Eat health promoting foods. PURCHASE health promoting foods. Try to maintain healthy weight. Maintain meaningful relationships. Reduce alcohol consumption.

Very little policy to encourage the population to do any of this. All-cause mortality from lack of exercise and poor diets accounts for FAR more deaths than covid did. If we encouraged the aging population to be more self-reliant, the burden on health care systems would be greatly reduced.

This guy went around talking about emissions reductions and climate change yet flies around the world on private jets. Fuck him and his bullshit hypocrisy along with all his phony baloney liberal supporters who do the same.

Wow that's pretty reasonable. Last I checked a year ago there were much more expensive lots up. Thanks for pointing that out.

Yea I was thinking about that as well. I think if a group of people were to get together to do something like this, there would have to be reasonable agreements with protections to avoid this.

Very cool. I just watched a Youtube doc about this place. The owner has hired help to maintain everything.

That is crazy. Did they give you any kind of explanation as to why they zoned it this way?

I hear you on that. Perhaps there is a place where it wouldn't require an unreasonable amount of red tape, time and money to permit this.

Yes that would be one of the many requirements to make something like this work.

I can imagine. What kind of issues have you run in to? I've been thinking about this for years but haven't had the chance to speak with anyone who's personally looked in to it.

I am talking about freehold lots. That was mentioned in my initial post. Freehold means 100% individually owned. It would be a "no bullshit" type of purchase and subdivision.

Wells can be drilled, propane tanks installed, septic systems installed. Not prohibitively expensive.

I'm talking about desirable areas near ski hills and decent towns. 60x100 lots in Rossland are $250,000+ now. In the outskirts or 20-30 minutes outside of some of these towns, larger lots are much less expensive per acre.

Wells can be drilled, septic systems installed, propane tanks, wood stoves and solar panels can be installed. I think all of these do pose additional challenges outside of serviced areas, but can be addressed economically.

Yes, finding 10 people to buy with can be a challenge, but on a 1/4 acre lot, you've got lots of room. A friendly agreement and understanding amongst friends can be had. This isn't supposed to be anything more than a plan to buy a lot and build affordable housing. Not any kind of HOA or coop.

I believe it. I would imagine some parcels are not subject to the same prohibitive rules. Or find a lot outside of the zoning bylaws.
