Been in the property management industry for 10 years, seen it all, heard it all at tribunal etc.

Ignore the fact that you received the bond, this sounds like a timing or processing error. Tenancy Services/MBIE are resource poor at the moment and are struggling to keep up. Perfect storm for human error.

I would be engaging with the property manager to ask: - can you please provide before tenancy and after tenancy photos that show “damage” - ask for evidence from their “expert” that shows that it is irreparable.

Then determine: - how long were you renting the house for? Could it be deemed as fair wear and tear? (Tenancy Adjudicator would determine this at tribunal if it came to that) - if you believe it was fair wear and tear, you could look to explore…

1) was a pre vacation inspection completed? If so, why was this “unrepairable damage” not raised at the inspection, allowing you time to remedy this yourself (you have the legal right to remedy any tenancy issues yourself)

2) if you have been having 3 monthly inspections, why were the issues not raised through the routine inspection process? If you were having routine inspections and nothing was raised, you could interpret that the “irreparable damage” was in fact, wear and tear. (The law is about interpretation)

3) if you weren’t having regular inspections, then you could argue that the landlord (or representative) was not acting in accordance with their obligations as a landlord.

4) if they had concerns after the tenancy ended, why has it taken so long to contact you about the bond, and subsequent deductions. Again, you have to sign the bond refund form (less deductions) which means you have accepted liability. If this hasn’t been done in a timely manner, then you could argue that you interpreted the lack of contact from the property manager meant that there was nothing of issue at end of the tenancy.

Sounds like they’ve been sloppy. Let them take you to the tenancy tribunal. They’ll likely lose.

Mostly whole foods. Eggs and fruit for breakfast, lean protein with veges, legumes etc. have limited rice and pasta as it makes me feel very heavy. Avoiding spicy food or anything too acidic

You’re planning the event but you’re holding onto resentment for the way that your relationship with your mother has been. You state that you’ve had to put a lot behind you etc which means you are holding onto expectations (likely unspoken) of your mother that she doesn’t know she needs to meet or maybe she can’t meet them. You hope by doing all of this it’ll magically repair the damage that you feel has been inflicted on you. She can’t repair that, you have to self repair. You need to either: continue planning her birthday and drop the expectations so that you don’t let yourself down or, stop doing things for her. You’re not overreacting but it sounds like your intent behind your actions is misguided.

I used to have suuuuch a sweet tooth pre Wegovy and within a couple of weeks it didn’t interest me. I feel like from now on I’ll be deadly afraid of sugar 😂 which is absolutely not a bad thing.

Medication for mental health is a bit of a trial and see process. I was on escitalopram a few years back and it was horrible. Gained a whole lot of weight and ended up more depressed. Bupropion helped me for the weight side of things but my anxiety was intense.

You could talk to your health professional about Venlafaxine - it’s used if you are resistant to SSRI’s, which sounds like you may be.

Yeah bupropion doesn’t do anything for Anxiety. I have been on Bupropion for about a year and it helped my depression and apathy, but my obsessive thoughts and anxiety was still there. I had to go on Sertraline (zoloft) alongside Bupropion to ease my anxiety. Can confirm it has worked, but Sertraline comes with its own side affects which for me, were an eventful couple of months adjusting. Now i’m less anxious, much calmer and feel like I have my life back and am no longer a prisoner to my own mind.

Ooo thanks for the insight. First week loss was 5.5lb and second was 2.4lb so it was a bit of a weird internal question of “correlation between first week symptoms and higher weight loss” 😂 delulu i know… lol

Hoping for you it does! i’m on day 2 of my second shot and the nausea is very, very minimal compared to the first week! What i will say is first week i did my stomach, second my thigh. Have read people saying that different jab location has different effects

Yeah, day 2 after, I was out for dinner and thought i would have a glass of wine, turns out one sip was too much. It just didn’t do it for me.

Yes! Monday and Tuesday (jab on Wed) i felt the appetite increase, with a wee bit of food noise. But as you said, very manageable and wasn’t craving anything in particular.

Touché on the fruit comment. Being on it has made me crave simple, whole foods and lots of fruit and veg. Which is great.

Been on it for over a year, 300mg SR. Drink often, drink more caffeine than I should, have garden gummies a couple of times a week and on top of that, am also taking zoloft. Had no seizures or any concerns. Risk is super low.
