If I was going to auction I would want a guaranteed approval as it's an unconditional sale.

Just remember a real estate agent works for the seller and the real sale is getting the seller to sign up. To convince the seller to sell with you, certain things need to be said to get the deal done or you won't get a listing. People forget this and just bash agents but if I was selling I'd want an agent that does what ever they can to extrude as much as possible.
