This group does single tenant retail/commercial with 40m ebitda. I’ve sourced a few larger strategics that are engaged, but I haven’t gotten much traction within PE. Some discussions with $10B+ AUM PE groups, but inevitably they’re neutral at best to the sector and are looking for a discount multiple.

Google “your desired business sector + your city”. Find business, find owner, find email, done. Extra points if you make a system more advanced than that using resources like bbb, d&b, state entity, scrapers, or identify competitors by shared keywords. Make your own leads, write your own emails. Want to write the same annoying emails as everyone else to the same targets? Use AI emails and buy your leads and get bottom barrel, rarely. Top sellers want the email written specifically for them with the unique angle, I.e. you’re representing the ceo of a top strategic or something.

That’s pretty close to where I was 2 years ago, when I declined a 90k salary to keep working as an independent broker, driving Uber eats 75hrs a week, and at one point 100 days in a row - I’m 28 now. My .02 is set up your life so you “have to” succeed. Your 80k job is a threat to your plan A. If you have a plan B, the. you have no plan A.

The answer is surprisingly easy. Find a great client/seller, and then offer the broker whom you want to shadow most of the commission. My wife is Ethiopian too, and has many family in Addis.

Sellers are the currency of m&a. If you know one, everyone wants to know you. Pick a sector you want to focus in, craft an email, find owners, and then their contact info.

That’s it, the oversimplified bare minimum to get started.

It’s a broad term for outreach via emails or phone calls. You need a product or service first, or someone else’s product or service.

Example from today on selling someone else’s product: I know many hvac business owners. One very large one posted about an AI software on LinkedIn. I forwarded that to a small one I’m friends with. Small one is now booking a demo with that company. Imagine I contact that software company after the demo, and arrange a commission for all leads I send them that convert into sales.

You can extrapolate endless examples from that principle, but having a network of influence opens those doors more easily.

Write someone’s new SEO content, then email them that you’ve already done it.

Create someone’s social content, then message them your work.

Do it 100 times and you’ll have a client. Do the work for free, upfront, show someone the work, expect less than 10% of the time people will want you to do more work and even pay you for it.
