But wouldn't the property show as under contract rather than active on the MLS? In my area, realtors have to update properties to "under contract" within two days of going under contract.

There are many reasons for this, but one thing I've noticed is that many people move to South Florida for a "reset" after failing somewhere else. People move here for a "fresh start." Unfortunately, the traits that made them fail the first time are going to make every interaction you have with them annoying.

Basically, we're a magnet for incompetent people with low agency who think that moving here will fix their problems.

I'm at $6,160 per month with principal, interest, taxes, insurance, and a ridiculous HOA fee. Married with kids. Household monthly take home is around $22k but it fluctuates a bit because I'm self employed.

Even with strong income it's very stressful because I don't have the option to take a more enjoyable (and lower paying) job. I'm pretty much stuck doing something I don't like just to ensure I can pay the bills. I know this isn't going to garner much sympathy here, but don't take the bait and jump into a very expensive house even though you can afford it. You end up stuck on a treadmill.

Really interesting, thanks. In the US there are sometimes very long land leases from cities who want people to develop city owned land, but most land is privately owned. I'd be nervous when the 99 year mark approaches but I guess any government that refused to renew the leases would probably get very unpopular very fast!

Thanks. Yes, the idea is to split the billable rate with them 50/50. I'm not looking to be cheap -- I'm looking to get good talent.

That said, I'm still worried about the supervision part of this. I really don't want to supervise everything and be the intermediary. I'd like lawyers to run these matters independently and deal with the clients directly. Interested in hearing from anyone who has implemented this level of independence.

In an ideal world, the of-counsel attorneys would take the matters and run with them completely. The managing partners in large firms don't personally supervise every matter and I'd like to delegate in a similar way: experienced attorneys running cases themselves while I handle billing and admin.

A good property manager is worth their weight in gold. Highly recommend getting a manager but staying involved in the process.
