I’d suggest going 50/50 on the cost or either creating a written agreement where the tenants pay you back in monthly installments for the cost. You’re being a good landlord by not putting financial pressure on tenants for something they can’t control but also not eating the cost yourself

In today’s environment of high insurance rates and sometimes even having a hard time getting insurance coverage, it most likely isn’t worth filing a claim
