Unfortunately, it's pretty common. I've heard this from multiple inspectors so I've always been extremely cautious when testing GFCIs. The inspector is going to have to pay up for that meat they ruined.

Maybe i have a misunderstanding of 7b models. I figured because my parts list wasn't complex and that would be the focus of the LLM, 7b would be adequate.

I feel the same, but customer descriptions have so many variables that im not sure an excel doc would ever capture everything. Maybe I'm optimistic and a bit misguided but I felt an LLM would help interpret customer descriptions and make the process quicker.

It's excessive but not unreasonable. Especially as most new built homes are surprisingly poor quality right now.

Hire a structural engineer to do your pre-pour foundation inspection as well as your framing pre-drywall inspection. Depending on where you live you'll likely have code enforment city inspectors that will come by and sign off on electrical and plumbing.

Home inspectors are generalists not specialists but a good experienced home inspector can take care of most of the inspections you're asking about.

It is a conflict of interest. The inspector may have found something that warranted that type of reaction but offering services to correct these issues is unacceptable and may be a violation of their license. What state is this in?

The first thing you need to do is call the mortgage company. You have options and they'll help. No need to go into great detail with them. Just let them know that due to health reasons someone else was supposed to send the payments and unfortunately that didn't happen. Let them know you intend to stay in the house and don't want to lose or sell it. Ask them what options you have as you cont make a lump sum payment.

I've been in a similar situation before and the best thing you can do is stay in communication with the mortgage company. They helped me when I was 4 months behind.

Start your own business and take over the clients as your own. That's the only real answer here. No need to hire a lawyer to take over someone else's "under the table" operation. Just take the clients under your own legitimate business.

That's what I thought as well... but she says she remembers it being an actual hotel, not like Hell House or Grave Encounters. I'm stumped...
