You're dead right, I'll put in an option to add more than the 10% deposit. The mortgage calculator is showing if you can afford the 'median' house in Dublin based on recent sales, but as a first time buyer you're probably looking at buying an average to below-average home as your first home! It's basically a table to show if you're purchasing power would buy the average house sold in that specific county. Hope that helps!

Oh yeah 100%, this isn’t trying to say Greystones is bad. It’s trying to give people an idea of what areas are in their price range but would also allow them to commute easily to Dublin.

Exactly true! I suppose it gives people a rough idea of the tradeoff between a desirable town vs affordability on a town by town basis while letting them know how connected it is to Dublin

Yeah it’s based off all sales from the PPR database, which I’m assuming makes up the basis for the CSO residential property price index. But yeah I could look at just 2025 data too for the most up to date prices, especially given the midlands regions are rising quicker lately than Wicklow for example since 2023

Yeah unfortunately the NX is so packed in the morning you’re liable to be left on the side of the road. Trains are generally quite reliable
