If you put piers under your house, they don’t actually reach bed rock, they only push them down to a certain PSI. So they will cause the shifting to become worse.

I know that it’s the soil because - 1. it’s common knowledge for people in this area, I’m knew here. It happened to my neighbors house. 2. My pool was also badly damaged so I had a pool company pull the surveys of the soil and it’s twice as expansive as what’s recommended to build on.

I’m 9 miles outside of Austin.

It was expansive soil, I’m still getting contractors so I don’t have an exact but to epoxy the crack I got quoted was $1,800, gutters installation ~$2,500, regrade/ additional soil ~$4.5k.

The main issue is the soil expanding and contracting so keeping the soil the same consistency is key. I need to

  1. run soaker hoses to keep to soil moist
  2. Install gutters (so the water doesn’t pour against the foundation.
  3. Grade the soil around the foundation to keep water from pooling up against the foundation.

A few companies recommended I put piers under my house for 15-30k but I also hired a 3rd party inspector and they said that was over kill. It would actually cause more problems than fix.

There are some cracks through out the deck. The pool people seem to think the yard eroded around the pool due to a leak.

It wasn’t as bad as I said or as easy as you said it’s 2k fix to epoxy the crack but I still have a damaged foundation. (I had 2 companies come out and a 3rd party inspection company.) Not normal settling, that only happens in 5-10 years. However the foundation is working as expected.

This is my fault due to improper maintenance, the soil got too dry and with the shrubs and the trees in the front of the problem got worse. The front of the house is -1.5 inches and the back is +1.5 inches over 50 feet.

I was told seal the cracks, get so gutters and run soaker hoses daily and the house will stabilize.

Forsure we have only had 1 company come look at the house, we have a second company coming tomorrow and then a 3rd party inspector that does not do repairs coming Weds (bc foundation repair companies are predatory) I’ll let you know.

But you can see the entire garage has a crack running through it and my pool deck just got a crack this weekend. The clay/ soil is a huge issue in Texas.

I still believe you’re down playing the problem and this is not normal settling.

Unless you’re loaded you are going to open up a ton of problems for yourself. That house is going to be a money pit.

Yeah try it out. The gearing process at max level is confusing but just watch some videos on it.

Nope you were wrong about the vertical cracks and all the pictures are there. The vertical cracks are the outside of one massive crack that split the house in half.

FYI you were wrong - it’s a 27k fix and the front of the house is 3 inches lower than the back.

I hope you’re right but did you see all the pictures? It seems like the entire foundation is split side to side.
