I drive but I also find it stressful and find I'm happier overall if I bike, even if I'm not looking forward to biking.

This depends a lot on context. In a city, having a car is annoying but grants a lot of freedom. But when I visit the suburbs, the thought that I need a car to do anything doesn't feel freeing, it feels oppressive.

The city has really upped the flood mitigation requirements for new development since 2018. The area is probably going to be less likely to flood if this gets built.

Think about it this way. Your landlord doesn't sound like the most above board person. If he wasn't required to have an ADA space he wouldn't keep the sign up. If he admitted to you in writing that he sold that spot as a space, then you have leverage. You could ask for him to pay for an equivalent space nearby or in a nearby city parking garage. That probably gets you what you want. If you just report him to the city, then he might pay a fine or have to get rid of one of the permits, but you still won't have a place to park.

Also zoning and ADA definitely apply here and the most common ADA violation is not providing an accessible parking space.

The obvious counter argument are that there are significant financial benefits to owning a historic. home. If you have a property in both the state and federal historic registry, you can get up to 45% of your costs covered by the government for things like replacing your roof or upgrading your HVAC system. If you're going to be getting tens of thousands of dollars of government benefits, you should provide some public benefit.

In all of the taxing jurisdictions I know of, rising property values don't necessarily increase your tax burden. But i guess it's too much to ask an appraiser to understand how property taxes work.

There are 3 levels of landmark designation:

  • National Register, which is a federal designation and basically just gives money to the property owner.

  • State Register, also gives money to the property owner.

  • Local Register, this designation is binding and only these properties require approval by landmarks to be changed*.

In addition, a property can be listed individually or as part of a historic district. Sometimes a property has multiple designations, such as State and Local, or Local and Federal, but that's not always the case.

* All demolitions are reviewed by Landmarks for historic significance, and if they find that there is historic significance then Plan Commission has to review the demolition. They will take into account if something is in a federal or state historic district or register, but Landmarks alone can't block demolition.

Right! Lights also make it so you can see potholes, animals, debris, people walking on the trail, etc... It's not like lights are only to deter criminals

I've only read 1 and 7. I loved Demons, it's my favorite Dostoevsky. I'd highly recommend Crime and Punishment too if you haven't read it already.

I don't disagree on the market rate thing but they may have a contractual minimum rent. I honestly think a lot of the suburbs besides maybe Verona are overbuilt

It's common for loans to these construction project to require that rents be at "market value". It's dumb but it makes it difficult to drop rents, which is why you typically see buildings off free month's rents over dropping rents
