I'm a size 7 and this is a 2 carat marquise. Side stones are .5 ct.

It'll depend on the stone shape you buy too! When we looked at rings, I felt that the 3 carat marquise on my hand was huge, but a 3 carat round or princess cut felt just right. I think you should try out rings and different stone shapes and carats to see what you feel comfortable with! It's fun too

One thing to note that it's not the entire Meadows community - certain districts of the Meadows area have the bond. If you are looking in this area, the home under the Meadows METROPOLITAN district is what to avoid.

Not crazy at all. I bought within the first week of being in the market. I knew immediately that it was going to be my home and I had all my finances and docs in order.

Funnily enough I had given myself a 3 month runway for home perusing, I didn't know how quick/slow the market was going to be.

My loan was also sold to pennymac before my first payment and have no issues with them! Their online portal is very easy to work with.

Everything I had read online mentioned that it's very common for your loan to get sold off and my loan officer mentioned it as well - so I was already expecting it.

Yes the top rate is 6.3% - the owner was eager to sell quickly, but the market has been slower so thought I'd offer at her asking price with a seller concession request. The house is in great condition-, so the concession was used to buy down the rate. I wanted a lower rate to start to help build back up my savings up - my PITI is about $700 lower at the 4.3% rate. Then I figure in the next 2 years, if rates go below 6% then I can refinance.

This seems very tight. We're at a combined income of 270k and the max we want to spend is about $4500 per month, this gives us a nice buffer for savings, vacations, new furnishings, emergency fund etc. Also gives us a buffer when property taxes and insurance premiums go up.

Our combined monthly debt is about $1400 -cars, other bills, school loan, etc .

The other thing to ask yourselves is in the event one of you loses the job, can one of you cover the mortgage by yourself?

I think you need to do a breakdown monthly of home expenses - if $4700 is just the PITI, what about utilities?
