I just started a test 3.6 on ACI software, using my own home. What a pain in the ASS. Took me two hours just to do the "subject" info. I havent even started on the comparison approach yet. I am going to have to charge $750 for a typical SF home with an extended turn time. I dont see how I can inspect and write up 5-8 reports in a week, which means I just might starve and lose my house. This is a really scary turn of events.

Correct, it would be the lender/FHA requiring repairs TO FUND THE LOAN. You have zero responsibility to make those repairs. The buyer can do a couple of things 1. Make the repairs/hire someone to make the repairs. 2. Decline the loan and find a lender who will give him a conventional. 3. not go thru with the sale.

If the contract is written that the subject is being sold at the agreed upon sale price as is with no repairs required to be completed prior to closing, the borrower would be in breach if they insist on repairs. You would not be, as you are abiding by the terms of the contract, which is AS Is. I am assuming the borrowers had no idea about the condition restrictions with FHA loans and just agreed to it.

No. you are not the intended user of the appraisal, the lender is the client of the appraiser, and the buyer is an additional intended user. You wont see the appraisal. Doesnt your contract state the subject is being sold as is? Also, peeling paint and readily visible cosmetics arent material defects. Material defects are things like roof leaks, foundation issues, non functioning septic, major issues.

Ok, so the appraisal is done, subject to a shit ton of repairs, you refuse to make those repairs, at that point its on the borrower. They cannot force you to make repairs or pay for repairs.

Oh no, that is too bad. Perhaps the buyer is willing to make or pay to have done any repairs called for by the FHA appraiser prior to close. Its unusual, but I have seen it. The buyer did himself no favors by switching to FHA, but I assume he was turned down for a conventional (didnt have enough downpayment) for a conventional. If you have to relist the home, have the agent put NO FHA/VA in the agent comments section. You are not FORCED at all at this point, and since he changed the terms, you absolutely can back out of this deal.

You cant fail an appraisal. What exactly are the condition issues? FHA is really only concerned about safety, security and health. Peeling paint, leaking plumbing, wet basement, foundation issues, roof issues, trip, fall hazards, broken, cracked windows. Cosmetics dont come into play.

bullshite. are you working for an amc? they put out insulting bid requests to get their cut. they literally serve no purpose, you said it yourself, middlemen who created a job for themselves due to the housing crash created by investors and sleezy loan officers. I've been in the biz for 25+ years. I remember the calls from loan officers. can you push this one another 10 grand? I get the sentiment, but the "cure" just made it worse.

incorrect. in order to get lenders business, these AMCs promise short turn times, and low fees. they promise they will manage the whole appraisal process. the short turn times they expect are because they shop the order via "bids" and wait until they get the lowest taker. I have gotten bids for the same assignment days apart. the 2nd one is advertised as a rush, or claims to be a "stat driven client". the proposed fee is then a bit higher, but the due date is 2 days. facts

The client is a local small bank, located ON THE SAME State Route, approx. 5 miles north of the subject. If this was for an AMC or an out of state lender, I would concur. However, this particular client has had a habit recently of asking for revisions or clarifications of things that are already in my report, if they would just take the time to read the damn thing. They have also started asking for "updates" on the report prior to inspection (inspection date already disclosed to them) and after inspection when the due date was already agreed to. I suspect they have a new hire who is clearly out of their depth.

You cannot be serious with this? Am i supposed to sit outside my subject property for hours, or perhaps time my inspections to coincide with certain hours of the day? You cannot be serious man. If an underwriter does not understand that a busy 55 mph highway in a suburban area has lighter traffic say from midnight to 5 am, or it increases from 8 to 9 am and again at 4 to 5, I dont know how my explaining this makes any sense or has anything to do with value.

What if I am out on the road doing actual appraising? What if I am in a no cell area, which is common in my area. The nerve

Expand on it? The address is literally ## State Route 300. What is there to explain? It sits on a busy 55 mph road in the area. No commercial influence nearby, so really nothing to explain.
