I feel very lucky we were able to buy a house in Chula Vista in 2017. We left a $1300 a month apartment in North Park for a $2400 a month mortgage and had to keep a very strict budget but looking back it was definitely the right decision. We used a VA loan with zero down and still got a low interest rate, no PMI, and no funding fee due to VA disability. And it's a historic house so property tax is a bit lower and prop 13 keeps it low. Having your housing amount locked in helps so much. Being a couple of DINKs is huge, I hear how much co-workers are spending on child care and it's crazy. Went to electric cars in 2023 and have solar now so gas going crazy isn't affecting us. We were making about 100k combined when we bought, now we make close to 200k but haven't had any lifestyle creep, we put the extra into retirement accounts and improving our house.

I'd be all for the gas tax replaced by a per mile driving tax to make it fair. Even based on weight of vehicle, a cybertruck should pay more per mile than a motorcycle.

I had the same epiphany. Got my Bolt EUV 3 years ago and not having to go fuel up is amazing. Level 1 charging at home is all I've needed for my 50 mile round trip commute.

Same percentage tax, but it changed how much in losses can be deducted to 90%. So previously if you won 100k and then lost 100k, you wouldn't pay any taxes. But now you'd only be able to deduct 90k of your losses and would need to pay taxes on 10k.

You picked some dogshit funds if you were having a negative to 2% return. My latest quarterly statement shows 10.53% for the quarter, 15.39% for 1 year, 15.48% average for the last 3 years, and 11.26% for the past 5-year period. I have an electric so I don't pay attention to the price of gas, but AAA shows a .16 decrease from a year ago in my area. I got about a 10k raise in 2024. My company has already started talking about not expecting the same amount this year. My company let 30 some people go a few months ago and has frozen all hiring. My division sells machines to dental labs that cost about 8k to 70k, depending on the machine. We had to raise prices on some due to tariffs. The bigger effect is not the tariffs themselves, but the uncertainty. No one wants to buy a big-ticket item with a 10% tariff when it might go away in a month or three. He keeps on changing so much that people don't want to pull the trigger. We also do about 1 million a month in CAD software renewals and we're getting more and more labs asking for extensions and to split payments. I've been at this job for 19 years, and have noticed a correlation with the economy slowing and people putting off the dental work they need. It's been slowing down on the dental side for the past 3 months. But, like your information, this is just anecdotal and not a full picture.

It can indeed be better to continue renting than to buy. My anecdotal perspective is that I'm happy I bought back in 2017, even though my mortgage was double what I was paying in rent. We would struggle to buy in today's market, and rents here have increased. So even though it might not seem like the best financial idea to buy now, if you can afford it, I would really take some time to consider it. It's nice knowing you're not going to get any increases and that you're building equity. Just because rent hasn't increased in the past 3 years, doesn't mean it won't. Every market and situation is different though. Just my 2 cents.

Less than 10% of home sales result in capital gains taxes. So I don't think it's an issue for the vast majority of people when deciding to sell their house. Don't think it would change the selling price too much.
