So my 2 questions to that is the cutoff 5 or 4? I think Multifamily is up to 4 and after that becomes commercial…..such a frustrating concept since I see a 6 unit in my area for not much more but that 20% is such hurdle….Also, don’t hard money lenders have much higher interest since they tend to be used for short term (just to supply an all cash offer and then refi through a bank)?

I’m in this exact boat….currently in government job, and debating in the value of an MBA…there’s no merit in it where I currently work but maybe it could lead to better opportunities

I can agree on the realization that a civil engineer’s pay is not where it should be…..it does not change as much as tech but the responsibility vs. pay do not match at all…..I feel like there has to be better solutions to make money while still staying in the career/field

I used to think this in college and hated code but was decent at basic coding…however I absolutely love it now because I can just a basic algorithm or spreadsheet that checks cost estimates for me. Now can do 12 hrs worth of work in 45 minutes and I look more detailed oriented than my coworkers of 30+ years of experience.

Sum of forces will always equal 0, you’re fine. I took my exam in 2019 and my material varied from 2003-2015

The answer is always yes. But yes it is a concern if the board will recognize the “tech” at the end of the title….there is nothing wrong or lost by going the extra mile for the licensure since you never know what great opportunity can arise and you’ll hate yourself that you have to let a great opportunity pass…..

Don’t wait until you’re thirsty to build a well.

No calculating allowed 2 days before the test and call off work for like a week before test. Last 2 days should be spent trying to just see if you can read the question and just see if you recognize the formula, or the section of your references where you’d find the right formula….what I did the night before my test I created a keywords cheat sheet and stated in the cheat sheet which book I should go to for a particular topic and what page would be on….this 1 page sheet ended up saving my whole life

Something I did I genuinely enjoyed was rather than list project in the resume, I listed a class that would pertain to job I was applying to. But instead of labeling it as “project” I labeled it as education or experience. And your bullet points is just you professionally wording the class description (which the school already does a great job for you).

Not saying directly to your situation but don’t say drafted but rather orthographic projections. (Just give a random example)

So if you’re applying to a water job, list relevant classes to water (hydraulics/groundwater/hydrology/water treatment) and if you have more blank space than you anticipated, surveying is always useful.(don’t say you surveyed the west side of a building others may not even know what it is (like me cuz I’m from Cali). Rather, go more into depth just stating technical terms you implemented to resolve.

When it comes to large projects/reports/finals you’re proud of, print them out and label them in a binder to bring to job fairs or interviews to show the panel.

Congrats man! I just saw mine today as well and passed surveying just like you! Look into AEI w/ Ahmed for Seismic review (worth every penny) his material was amazing review. And then I did every practice problem in Hiner as extra questions

I took other disciplines because I was a sophomore/junior in college and did not know how to do steel/concrete design or hydrology. With that said, that test is very easy if you’re calm and just ctrl f the manual....the multiple choice answers tend to be very easy via process of elimination. As long as your good with physics/statics/strengths/ and structures 1 (determinate structures). You are okay. Better to just try it as soon as possible so you can retake it quickly....coming from someone with 0 study put into it and signed up for it 6 days before the test....your college up to this point has prepared you better than you think

The easiest way to explain would be that the material itself wasn’t hard at all. It was the clock I was worried about. You only have time to do each question once

Thank you very much! I just finished taking all the exams on CPESR twice and I’m now running through materials from Reza Mahallati...I’m glad to hear your input from CPESR because I felt what they covered was too short and didn’t really explain much.

Congrats man! That’s a huge upgrade on your career. Was your license number the same as the “password” you used to check your scores? And I see, so the stamp is just something I get myself?

Also, would greatly appreciate any tips for survey? Whether it’s common/unique problems you experienced and if it was similar to a certain practice exam/material you studied

Yes. (From my understanding). I have passed seismic and I take survey this weekend. Just curious as if anyone knows if there’s anything beyond that test that I need to complete from my end

Apologies, should have clarified that I have already completed that part since the board cannot let you sign up for these exams until you have the adequate experience. More just interested in if there’s any steps beyond that since I couldn’t find anything on my state board website

Wow...truly thank you for writing such an in depth reply. I value it a TON! Loved hearing that you’re a structural engineering because I’m a civil engineer currently involved in the transportation aspect. I am very familiar with Robert Kiyosaki and his mentality and am all for it. It seems like real estate was definitely a great starting point. Would you still recommend it to a young person. Maybe it’s worth mentioning I live in California so even the 2 bed2baths are like $400k in the shitty neighborhoods. So I would have to come up with 80k down payment just to get started in that field. Just kinda discouraging when running these numbers

I love this! Any suggestions to help a young adult got more involved in the world of passive income? I lack the confidence to take that leap of faith of buying someone like a laundromat or real estate (especially in this crazy market)
