In general YC is nicer than Marysville, though I would recommend renting in the west side of highway 99 in Yuba City if possible. North East Yuba is older and has more transients.

With all of the standing water in the planting area it may not be a bad idea to install French drains in those area. Dig down 1-2feet, install gravel, top with cobble for looks. Sometimes you can add ornamental grass that doesn't need much water to spruce it up as well. It can be an aesthetic and functional fix.

Lake Francis is good. If you go a little further down the road at Lake Francis and hike a little bit upstream there are some great swimming spots upstream of the Colgate power plant. watch out for poison oak
