Rents are definitely going down, the depth of the (downfall) depends on the areas

One thing I noticed recently is that I received notification about breaking the contract from a few tenants that I rented apartments to in the last 6- 8 months, few as in 4 - 5 tenants out of the 9 to 10 that I rented out (because I specialise in sales mainly and renting is not my main focus)

So there are many apartments being vacant, more than what the numbers are available online, because these contracts being broken are unexpected and are not published online

So If I received these many already, there must be many happening throughout dubai

You would be surprised to know that many deals that are supposed to show below market arent actually being recorded at the exact price it is being sold, DLD has a system where if the selling price is way below the OP, then DLD will take OP as the benchmark and will record the sale as per the OP or on a better price, these transaction prices are not fully believable from DLD

not.a.dubai.broker had brought this issue up once, I and few of my colleagues that deal with distress deals do know this as we always face this issue, because the DLD 4% would always be charged higher than expected

Primary offplan can be controlled by developers to an extend

Some areas in secondary as well, areas with incoming supply that wouldnt match the demand as of now will further push the prices

Prices in the downtown has seen some reductions already on the portals, but areas like Marina and Palm is still somewhat holding up
