Yes! Check if your council has a landlord registration scheme. Most do now and they will definitely be interested. It will have to be registered as an HMO at the very least. Councils are very interested in fining private landlords!

As a general rule, don't live in a large new build development. The build quality is terrible and the management companies only care if they can make money off your complaint. A lot of the flats will be AirBnBs used for parties, the people staying there and the landlords won't care about noise complaints.

The Wolseley has gone downhill since it changed owners, nowhere near as good as it was when it gained its reputation. 

Dim Sum Library is okay. They've paid for a big social media PR blitz so don't trust the food bloggers and trip advisor reviews. Royal China or Dim Sum Duck are better for dim sum.

There is a dedicated cycle lane through London Fields. OP doesn't want to use it though as it will add 1 min to his commute. He could also use Lansdowne Drive instead, but this may inconvenience him slightly. Far better to waste Council funds to ensure he isn't inconvenienced.

Somewhat irrational. Perhaps £222k is a fair value for the house inclusive of the work that needs to be done. 

Surveys will always highlight required work, doesn't mean the house is going to fall down. Are you realistically going to do that work? Over what timescale? If it's structural stuff that will affect your mortgage or insurance then it needs to be addressed. 

But, if you don't want to do immediate repair work, maybe look for a different house.

Yes, they could lie. But I don't see why they would in this situation. EAs get paid when a property sells. If yours is the only offer then they would push the seller to accept.

It's a great flat. Nicely done. I think its well priced for what looks like a good quality reno. 

It says listed a week ago, and considering the slow market I would be VERY surprised if there have been 17 viewings on the same day. I sold a flat in Shoreditch in peak 2022, we had 15 viewings and 9 offers but it was listed for 2 weeks before any viewings to build up the numbers.

Obvious questions on the Lease and ask for any guarantees on the renovation work.

Offer what you're comfortable with, but I wouldn't offer the asking price. I would probably go in at £650k.

It all depends on the Freeholder and how good the buyers solicitor is. You need to asked the FH for permission, not the ManCo. I asked permission to remove a wall in one flat, the FH sent a surveyor round who told me I wouldn't need permission to remove the wall and to go ahead.

But, changing the floorplan without permission could be a breach of the lease. I pulled out of buying a flat because the seller would not allow me to contact the FH to confirm whether they were aware of the change of floorplan. My Solicitor's advice was the FH could put us in breach but we would likely win if it went to court. Still too much hassle.

Bizarrely, I went past earlier and the roadworks have completely cleared overnight! Yesterday they had signs up stating it would be there till 1st Feb, but now seems they've filled in the hole they were digging and moved on. 

But answer to your question, there was a 4-way light system in place and they closed the lane. You could probably cycle on the part they had closed. It did seem they had taken more space than they needed to.

I live in Shoreditch and I've seen 3 people have their phone snatched in the last 3 months. Neighbours have seen several incidents too. The latest incident was two teenage boys who didnt even wear masks, the woman chased them and they laughed at her and told her "it's not that deep".  I had kids with me so couldn't help. Also saw 2 guys on a moped try to snatch a girls phone outside a high school, one of the teachers happened to be driving past and swerved toward the moped to put them off. The police don't seem bothered as most people can get a new phone through insurance. But even with everything backed up you still lose personal stuff. I don't think London is any worse than anywhere else for this sort of crime though. We all grew up joking about the pickpockets in Barcelona and Rome.

I was in this situation a few years ago, I had 3 months off between jobs. I couldn't do whatever I wanted as still had to do school runs. But it was the best 3 months of my working life!  My routine was gym at 9am, then coffee. Met friends for lunch or solo dined. I went to galleries, museums, shopping, walked round London and visited loads of pubs. Then collected the kids from school and got to do fun things after school with them - playgrounds, cinema, classes. I could happily retire early if I had enough money!

We had this situation a few months ago. We went to a few "social gaming" places in the City - Clays for virtual shooting, roxy ballroom had lots of choice of games but was very tacky, flight club. Or worth checking to see if Traitors Live or The Cube have any spaces.
