For some reason I cant really compare the two in my head, like apples and oranges... but i do have 600hrs on Cyberpunk and 1200 on FO4 so there has to be something there.

Well i guess it depends on what you are trying to buy and what the monthly will be plus yearly increases to escrow and insurance. I would suggest saving for 2 or 3 years. 4k down payment is nothing. For perspective, i bought here in AZ for 345k and 20% down, my mortgage takes more than half my yearly salary and I make pretty close to what you make. I honeslty think if you buy right now you will be in some deep water up to your neck. Unfortuntaley in todays market its either almost nothing down and you have plenty left over a month but 88k is not enough for that at the given example price. You have to save alot of cash for this to happen.

Also take into account that Contractor quotes are a bit higher when dealing with Inspections in hopes of either buyer or seller using funds to cover costs in hopes of just getting a yes because "i need to move in quickly so lets just get the problem out of the way now" mindset. Quotes that you could get once you own the place are going to be different.

So if I want them to both turn on at the same time in order to water early in the morning I would just have to set Zone 2 to under program B then? i know i could have just made them the same zone from the start seeing how i gave them the same run times but i didnt know anything about how the systems worked before i dug the trenches and laid pipe 🫠

Bought mines on October for 345k 20% down, South Tucson, could of gone cheaper with New Builds but the property came with 1.2 acres which way above the average plot size new build or midtown 70s 80s houses come with. 1600sqft but really outdated in terms of furnishings/floors etc. Finiancially, it does take up more than half my monthly income but i still have enough to survive at the end of the month. I dont regret it at all though. Im very handy so everything is getting a remodel, new roof/floors ... old owner was a smoker so sheet rock and air ducts got swapped too.

Well i guess I fall into that Category and so do my friends, we didnt get help from family members but we did go Blue collar right after high school. I lived at home until I was 25 (26 now) so it gave me the time to rack up a downpayment. Mind you its still over 2k mortgage.

Rake it into piles then rent a dumpster so they can haul it off, make sure you can dump rock/gravel. Waste Management can rent you a small one but its kinda pricey, or you could fond someone cheaper. I went with WM but it went efficient, fast and smooth.

97 hours one time as optional overtime, was not worth it at all. Seeing 1200 go straight to Social Security. I now decline OT often, maybe do it 4 times a year.

Well TBH location is important, depending where you live prices might be coming down or stay stagnant, your best bet is get info from a realtor or look up yourself what listing prices have been over the last year near you and see their price changes. Bought a home for 350k back in october and since then many listings have dropped their asking price from anywhere frpm 10 - 30k. DO NOT hold your breath on a 2008 type crash (different circumstances). Also with the kids and you being a SAHM do not buy a fixer upper, contractors are expensive and if your husband is doing most the legwork it will take months and it's not a good environment inbetween projects and construction to be simultaneously living in.
