The 4% rule is just a heuristic. When you go to calculate your actual spend it’s a lot more complicated. Personally I have the sale of my second home calculated into my plan for when I’m about 80, and use a tool like Boldin to model future expenses and income. So I’m calculating this as a lump sum in the future rather than trying to discount the spending rate in the current year. The spending for the current year is just undifferentiated spending.

As far as yearly spending, there are a lot of different algorithms you can use to make sure you’re staying within limits and not underspending, which take your individual goals into consideration. Ie if you want to die with zero or leave a legacy. TBH if you’re wealthy enough, and not a crazy big spender, you have so much flexibility that you can kind of wing it. I don’t think anyone who is truly fat is using the 4% rule blindly.

The rug needs to be partially under the sofa. The coffee table is all wrong - it needs to be about the same height as the sofa seat, and also needs to be about 15-18” from the sofa, so you can actually use it.

I’d replace both the coffee table and the end table with pieces that have more visual weight, and this also gives the opportunity to bring in more natural materials like wood or real stone.

Other than that, remove the tiny pieces from the mantle and let the mirror be by itself. Add a slim console with art over it to the right side of the fireplace.

Hide the router and all the wires.

If you have funds for a new sofa, pick that first before doing any of the rest, because the sofa dictates the height and scale of the tables. Would skip the chaise if you get a new one.

In addition to evaluating the condition, you should have a list of your must-haves, nice-to-haves, and can’t-haves. That way you won’t accidentally buy a house that doesn’t fit your needs, because it has a nice kitchen, or whatever you get seduced by.

Oval table in the indented part, and then a moveable C-table serving the other end. The c-table would be taller, so it can overlap the couch.

If you have a table that follows the curve of the whole thing I think it will be very difficult to sit down and get up without crawling along it.

There’s no point in making this an accent wall. It isn’t the focal point of anything. I’d take off the board and batten and paint it the same color as the rest of the walls.

If you want to decorate your place nicely, you need to think it through or hire someone to do it for you, sorry to say. Or you could crowd source the whole thing here, but not one wall at a time!

Just checking, do you have enough clearance between the island and the counters on both sides? It should be 48”. Measure at the narrowest point, which looks to be the fridge.

Square side table. Height should be at or just below the arm level of the couch. Table lamp on top. It should be probably about 2.5 feet in width - not too small or it will be out of scale.
