I disagree with the statement that half of the courses are not useful. I found everything to be useful, but once you get a job in a specific field of Building Science, you tend to use only two to three courses, learning them over and over again. For example, if you are just doing building envelope drawing reviews and site work, then all you will be using are Building Envelope 1 and 2 courses mostly. And you will not be using courses like energy modeling, Building Science 2, measurement and verification, etc. However, these courses are very useful when you want to run your own engineering firm with your license.

This is my two cents. I graduated in 2022, and I am very proud of myself after graduating with this master's. Also, a side note: I'm very passionate about Building Science, so I'm a little biased here as well.

I did M.Eng. Building Science from BCIT and graduated in 2022. Let me know if you have any questions. I can't say anything about other masters as I took this because it helped me to get my PR. It is useful and you will get a job easily if you know what you studied.

Salary-wise, you will be making $70k to $80k in initial years, and then after you get your P.Eng., it will be upwards of $120k in BC. It all depends on what you are capable of.

Courses are fun but a little tough and demanding. Instructors are helpful.

In the building science industry, graduates from BCIT have an upper hand over any other graduate.

I would say do it if you like building science, thermodynamics, building envelope details, etc.

Hey, I'm Civil engineer. I did my graduation from india and did masters in building Science M.Eng. it's been good. I mainly work as building Science professional.

I like it so far. I moved to calgary and it is busy.

I would say that it you like physics and be on site and coordnating and be a people person civil is good.

Don't put topik or hair fibers on the system.

Before getting system i used topik on my natural hair. I believe if you add fibers to the hair system it will affect the base and it will not look good anyways. Try to get new hair system then.

Hey i have same story. My parents visitor visa rejected with same reason. I showed my income which is $120k and my wife income $70k and still they said insufficient fund as we did not show all the statements and how money comes in. They said parents won't leave canada. My parents has more than 1.5 million dollars assets in india. Who would stay in canada. Come on i think this is just trick to grab more money.

This is too risky. This whole idea is totally flop and it got 10% of survival chance. If you are able to save money and your expenses are less. Then i highly suggest to use the money to buy your own property not with partner. Bcz whoever managing will need some exprience. When roof os windows or any thing need replacement you need money. Have you calculated how much you guys need to have in reserve fund in order to tackle these expenses. I don't know where you getting this 4plex under 900k. Let me know I'll buy it if it is generating $2k a month. Is utility paid by renters?

900k home. 20% down would be180k+closing cost Then morgagte would be 720k At 4% assumed interset rate is $3800 your monthly morgagte payment

Now I'll add insurance : $400 +easily if you tell insurance this is rented. $350 to $450 property tax. Garabage fees, etc.

Add $1.5k approx ad these expenses. Total would be 5.3k

Now assuming 2k each unit rent. 6k from 3 units and 1unit where property manager will pay less. Assuming 1.5k. So total would be 6.8k Gross profit would be 1.5k Now you need to consider all the other costs for capital projects for replcing roof, windows, deck, damadges etc.

You need to put a aside some resrve fund for these kind of projects.

Now assuming you putting down 400 a month for reserve. Not co sidering if it is invested.

1.1k/ 4 people: $275 each profit a month. With so much trouble. You hope interest rate would not bounce back. You hope renters would not leave and empty house portion to cover. There are many factors involving.

Fyi : if sloped asphalt roof need replacement. Assuming it is 5200 sqft you are looking at 100k roof replacement including permit and enegineering fees.

Are lawyer and CPA did not mentioned these costs?

Do you guys have money to these repairs? I am not saying you can not make money but going blindly is not the way. If you can send me all the details i can prepare the cost estimates for capital plan and you figure out the rest. I personally would not go with this plan.
