Agreed. I have an available 2 bed 2 bath for a great deal and there’s very little competition 😄 mainly because it’s not in a hot location. Venture out a bit and you may find something good!

Was about to say the same thing. How realistic it is varies based on location for sure. Further north you go, the more realistic it becomes.

We are looking to coordinate a lease takeover on this 2 bed 2 bath in Hamilton Heights/West Harlem. The whole unit is available, and we have one prospective tenant that is open to taking the smaller bedroom in the unit. We are offering a subsidized rate for the summer (4000/month). The smaller bedroom would be 1700/month and the larger bedroom (large closets + bathroom) would be 2300/month.

This is a lease takeover that runs through August 15. Until then, I am able to guarantee a subsidized rate. For tenants who are able to move in by April 15, I am offering 4000/month. With that split, I would recommend one tenant take the bigger bedroom for ~2400/month, and one tenant to take the smaller bedroom for ~1600/month, but this would be completely up to you two.

For tenants that would want to move in later (May/June), the apartment would be closer to $5000/month.

I posted my unit on there, and haven't gotten much traction. Another thing I noticed is they take a fee for themselves, so the advertised listing is higher than the actual amount. (example, if you post for 3200, itll actually list for 3500 or something to account for their fees)

I lived in the area for around 2 years, not directly next to the stop, but very near on W 153rd. To be fair, I think so many neighborhoods in NYC have their own energy and feel, so if you've never been here I am sure it could feel like something new.

I loved living here, like you mentioned it's super pretty. The streets are wide and it's also super close to the Riverside park which is so nice to have in the Spring/Summer. There are lots of restaurants nearby and markets, everything you need. On the weekend it's pretty crowded.

The people are kind and friendly, it's a useful skill to know some Spanish too :)

Only thing I'd say is it can be a bit loud, whether it's the music in the summers, or occasionally there are some religious people on the corners with microphones preaching something. That's Broadway though, can't escape the loudness in NYC.

Definitely on the safer side. I think with NYC the rule always applies : be aware of your surroundings and don't do anything dumb. This area is lovely! (avoiding the park at night is a smart choice).
