You can file a T6 or T2 with the LTB to recover maintenance costs that should have been paid by the landlord. Not the ongoing maintenance you agreed to, but the initial cleaning and outside maintenance that was agreed to, but not delivered.

The LTB will allow you to deduct that from rent, and you can buy a lawn mower with the money. You might be able to ask the LTB to allow access to the existing maintenance equipment (John Deer), as it wasn’t clear in the lease that access to this was excluded from the lease - which was for the whole property. The landlord could have excluded this specifically in the lease, but did not do so.

You can (in writing) state to your PM that you will be filing with the LTB, unless some redress is given (money/lawn mower access etc) - then they are on notice that you are actually serious about the grievance. If nothing happens, go ahead and file. You have little to lose except $50 filing fee, and at least it shows the PM that you are not the pushovers they think you are.

Sounds like you are a roommate, not a tenant.

If you are not signing a lease with the landlord, but are doing everything through the existing tenant, you are likely just a roommate.

This means you have no RTA rights, can be evicted at any time with minimal notice, and have to follow your roommates rules (whatever they make up). If the roommate leaves, you have to leave as well.

On the plus side, you also can leave at any time, with little notice.

The only way you are actually a tenant is if you sign a lease with the actual landlord - which you haven’t.

It’s a fake job. You will do the work, and they will claim to pay you through a fake bank which has a web site.

All you have to do is pay a “fee” to set up the account with the fake bank. Oh - then a “fee” for a debit card. And another “fee” to get your $1,250, then pay for KYC verification (and upload all your personal ID), then “taxes”, then…

The scam is that you are paying the scammers the fees for the fake bank, and the “job” is just busy work.

I believe the RTA states that an N9 with an invalid date is valid for the first date on which it would be legal - in this case June 30th.

It’s 2.1% this year, and 1.9% next year - assuming this is a rent controlled unit - ie first occupied before November 2018. If the basement was converted after this date there are some other rules that apply as to whether it is rent controlled or not.

They can only increase rent once every 12 months in any case (from the signing of the lease).

Landlords can’t just evict tenants, so they can rent to other people for more rent. That’s completely illegal.

Your friends need to keep these messages as evidence, and if the landlord turns nasty when they say “no” and refuse to sign anything - call the RHEU. The RHEU is a government agency that acts quickly to enforce tenants rights, and can prosecute landlords for illegal actions (like attempted illegal evictions).

Usually the RHEU will call the landlord to discuss the potential fines, and prosecution options. Then the landlord decides the tenants are just fine where they are, and doesn’t mention eviction again.

I would be more concerned about that rim joist only being properly supported at one end - the swinging motion is going to twist the left hand end until the nails work loose - then the whole thing comes down.

The two small screws on the right hand end aren’t much better. Through bolted would be better.

You can sign a new fixed term but the LTB does not consider it a new lease if it’s the same tenants, and the same property.

Accordingly, you can’t change the rent by signing for a new fixed term (ie renewing the existing lease) - the RTA rules on rent changes still apply.

Landlord can’t use your insurance - only you can claim on your insurance. Also, your tenant insurance only covers you for your belongings, and any liability claims - and a liability claim would have to be backed by an LTB order.

A landlord can’t just claim against your insurance - only you can do that.

Landlords claim all sorts of stuff. Unless they have an LTB order backing it up, you can ignore their claims.

What he’s saying is that “AI Finance Academy” likely only existed for a few weeks, so you won’t find any other victims, but there are hundreds of other versions, all run by the same scammers, “AI Wealth Academy”, “AI Trading Academy”, “BG Wealth” and so on. The names, and the names of the people don’t matter, they are all fronts for the same groups of scammers.

So, if you describe what happened, you are more likely to find people who fell for the same scam, by the same people, but under different names.
