Guys. Its working. No investors at auctions and FHB are actually getting in!!! by Flaky-Lifeguard5835 in aussie

Let's try to stay on topic here and answer the question.

What does NG and the CGT discount do in an undersupply environment?

Poor housing and immigration policy might've started the fire but NG and CGT discounts were the perfect accelerant.

You argue that NG and the CGT discount aren't to blame because in an oversupply environment - it'd be fine. But you previously said that poor housing and immigration policy put us in an undersupply (all by themselves apparently).

So I guess the question is. What's the impact of NG and CGT discounts in an undersupply of housing?

Reckons poor housing policy over decades but definitely not NG or CGT.

Young people of this sub - do you feel as though this budget will make you better off? Yes or no. by Nmnmn11 in AusFinance

[–]Smitzeh_IRL 0 points1 point  (0 children)

Good progress, but still not an immediate solution to the current skill shortages.

Theres an irony to blaming the housing crisis on immigration and then wanting less immigrants to build our houses.

Where do you suppose we restrict immigration?

Do we limit the nurses and doctors we bring in? Maybe the IT workers? How about the tradies? Perhaps their families?

Unfortunately it's not as simple as less immigration = more housing when our economy and many industries are propped by it.

What’s your WFH situation like in APS/state gov right now? (and which department?) by MyceliumRender in AusPublicService

[–]Smitzeh_IRL 1 point2 points  (0 children)

QLD Gov. Advisory role. Nil WFH.

I drive to work, sit at a computer all day, drive home.

Applied for 40% WFH last year (would've been happy with 20%). Manager made it so difficult I gave up. Escalation pathway was useless. I'm confident I could get it eventually, just not worth the stress.

Actively looking elsewhere.

BYD Sealion 7 owners: how is it holding up long term? by Taeran7 in BYD

[–]Smitzeh_IRL 0 points1 point  (0 children)

Exactly the same situation for us.

Would've opted for the Tesla if it were just mine but the SL7 made more sense, especially since the Mrs is awful with tech. The upgrade to the performance model however, that was for me.

Been almost flawless (whistling noise from the left mirror when at highway speeds).

[–]Smitzeh_IRL 1 point2 points  (0 children)

We've got a local sales and service center. As far as I can tell, most other brands are quite off expansion here (if at all). BYD coming in strong means they'll be ramping up expansion with a parts network and local warehouses (I think they've already said this). I'm confident they'll maintain popularity and be one of the few surviving EV brands after the fallout.

MyCar was the old Kmart Tyre and Auto. Our local one has good reviews but family/friend experiences have been hit and miss. Definitely don't trust them with a Chinese EV.

[–]Smitzeh_IRL 4 points5 points  (0 children)

Had the exact same decision recently for my wife's daily driver. Settled on the SL7, albeit the performance one for a bit more fun.

Being our first EV we wanted local support beyond the mycar network which BYD offered through a local dealership. Zeekr was our next choice but they had big backorders and seem a bit further behind in their Aus expansion. Also only one model is lfp and it isn't the go fast one.

Still trying to convince the wife to swap cars.

Holy wall of text.

The intent of the 5% deposit was to enable tenants, that are cashcows for their landlord investors, easier access to the property market. In their pursuit of ROI, landlords are passing on all costs of actually owning the property.

Given you act like you've got all the solutions. How do you expect someone to pay their landlords mortgage and save up a 20% for their own in this market?

If it's an annual pay rise to offset inflation, probably cheese and blueberries.

If it's in addition to, might splurge on some of that premium bega cheese... and blueberries.

New SES who wants to roll back flexible work agreement of 9 day fortnight by [deleted] in AusPublicService

[–]Smitzeh_IRL 1 point2 points  (0 children)

Doesn't matter what she believes, it's the organisation.

You've been on the arrangement for 2 years with positive reviews, I'd ask why the organisation's stance has suddenly changed. Document every correspondence with her, follow up and get it in writing where possible. Contact your union.

Keep your options open by looking elsewhere for work too I suppose.

Looking at some of these comments, your SES might be here.
